About our gutter survey in Chattenden

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance and buyers sometimes want the gutters looked at before they exchange. Whoever books, we inspect and report in the same way with photos and clear recommendations. We survey on weekdays and at weekends. We survey eaves gutters, fascias and soffits and downpipes, and common reasons people get in touch are choked outlets or hopper heads and sagging gutters and loose brackets.

Village roofs frequently face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Chattenden homes and their roofs

Chattenden lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Historic houses such as Restoration House, about 2.6 miles south-west, show how far back building in the area around Chattenden goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you look after a building such as Chattenden Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Trees in and around Lower Lines Park shed leaves that can end up in nearby gutters. If you look after a shop, office or commercial unit, for instance near Pentagon Shopping Centre, a roof report helps plan work around trading rather than after a leak.

Chattenden is about 2 miles north-east of Rochester, in Medway. We carry out gutter surveys in Chattenden for houses, flats, blocks and commercial buildings. Chattenden is one of the towns and villages in Medway we cover. You can also see our page for Maidstone.

Surveys for landlords and agents in Chattenden

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which helps when tenants work during the week.

Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Which survey package you book
  • The shape of the roof and its details
  • Any need for thermal images or a drone flight
  • How big the roof is

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What we need to know

A few details help us suggest the right survey and price. When you contact us, let us know:

  • Any stains, drips or damp patches you’ve seen indoors
  • Any deadline, such as an exchange date
  • Anything about access we should know
  • Where the property is, with the postcode

Every survey is priced before it’s booked, so you know where you stand. Prices start from £150, including VAT. For a price for your roof, ring 07833 053749 or drop us an email.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Watch for green marks down the brickwork
  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing
  • Get trees that overhang the gutters trimmed

Questions about the report are welcome. The Standard Survey includes a follow-up consultation, and the Premium Survey includes an in-person consultation.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely. The survey normally takes about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Rural addresses near Chattenden can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start by hearing about any drips, overflows or damp patches.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. We look in the loft space, where there’s safe access, for signs of water getting in.
  5. We send a written report with photos and clear recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • For a flat or shared roof, check access with the building owner or managing agent
  • If it isn’t your property yet, arrange access through the agent

Different roofs, different checks

Box and secret gutters

Secret gutters are hidden under the edge of the roof covering and is easy to overlook. The report records what could and couldn’t be seen.

Fascias and soffits

Fascias carry the gutters, so rot in the boards can loosen the whole run. Damaged or stained boards are recorded.

DIY checks: what’s safe

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
