Storm damage roof report in Chattenden

A storm damage roof report is priced from £150. It’s a written report with photographs, sent by email. It doesn’t price the repairs, so ask a roofer to quote for the work. Your insurer may also send its own loss adjuster. Our report gives you an independent record of the damage and its likely cause. If you’ve noticed damaged gutters and fascias and cowls or aerials dislodged in the wind, a survey will tell you what’s going on.

For a small place like Chattenden, the inspection is the same as anywhere: we simply plan the journey and access ahead. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a storm damage roof report looks like in Chattenden

The coast is about 2 miles or less from Chattenden, where storms can bring strong gusts off the sea. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. With Restoration House about 2.6 miles south-west, Chattenden sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as Bishop Gundulph Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself. For site and facilities teams at buildings such as Chattenden Primary School, on a building that size, finding the source of a drip means looking well beyond the stain. Homes near green spaces like Lower Lines Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you cannot do safely is get up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where applicable.

How we price storm damage roof reports

Prices vary from roof to roof, and it comes down to:

  • Whether thermal imaging or a drone is needed
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • The height of the building and how the roof can safely be seen

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

Helping us price your survey

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • What made you get in touch
  • Your postcode, so we can check access and travel
  • Any photos you have, taken from the ground or a window

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or email us with the address and the days you’d prefer.

Chattenden questions

Is Chattenden within the area you cover?

Yes, Chattenden is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is the coastal weather around Chattenden hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys.

Does this replace a RICS home survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.

Will my insurer pay for an old roof?

Wear and tear is not usually covered. Our report gives an honest view of what’s recent damage and what’s older wear. The claim decision is your insurer’s.

Should I go up on the roof to take photos?

Only from ground level or from windows. Don’t use a ladder or go onto the roof. Binoculars can help you see damage from below and we will inspect the rest from safe positions.

What we look for on each type of roof

Clay and concrete tiles

Tiles can lift, crack or blow off in high winds. The report shows each damaged area.

Flat roof coverings

Wind can lift the edges of flat roof coverings or tear them. Damage is photographed and described.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The outcome of a claim
  • Areas we cannot see safely
  • How your policy defines a storm

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before booking. The full list of what we check.

What this survey covers

  • Slate and tile slopes
  • Ridges and hips
  • Chimney stacks
  • Gutters and fascias
  • Flashings
  • Flat roofs

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photographs as we go and make notes for the report. It usually takes roughly 1–2 hours at most homes, with bigger or more complicated roofs taking longer. Around Chattenden, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We view the roof from wherever it can be seen safely, including the loft where there is access.
  3. Each area of damage is photographed and described.
  4. We note the likely cause, including any signs of wear that were there before the storm.
  5. We send you a written report with photos, ready to give to your insurer.
