Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Let neighbours know about the flight if your roof is shared
  • Shut pets inside while we fly
  • Let us know what you want to see
  • Clear a spot on the drive or lawn

There is a follow-up after 12 months with the Premium Survey. It helps you see how the roof has changed over the year, and whether work has done its job.

Have leaves and moss cleared from gutters, valleys and outlets, particularly in autumn. On high roofs, leave clearing to a professional. Many leaks start with a blocked outlet.

Drone roof surveys for homes and businesses in Chattenden

Neighbours’ privacy matters on every flight. The camera stays on your roof, not on gardens or windows next door. If your roof is shared, a word with next door beforehand helps. We survey the roof you’ve asked us to look at. Each flight is kept short and stays focused on the roof we’re there to survey. We are often asked to look into flashings that have come away and cracked mortar along the ridge, across fragile roofs, flat roofs on upper floors and valleys and parapet gutters.

Older buildings in small places like Chattenden may be listed or in a conservation area. A look by drone or thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Honest limits

In fairness, there are limits to any roof survey:

  • Photos in conditions too poor to fly
  • Neighbouring roofs the owner hasn’t asked us to survey
  • Structural calculations (that is a structural engineer’s job)

Common questions in Chattenden

Is drone flying allowed in Chattenden?

Typically it comes down to two things: the airspace at the address and the weather. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. High wind or heavy rain also stops a small drone flying.

Is Chattenden within the area you cover?

Yes, Chattenden is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Is it a structural engineer’s report?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

Will you walk on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.

Can you tell me if my roof has asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Is this a RICS survey?

No. We look at the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Do you survey on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or email us.

Drones, thermal imaging and Chattenden roofs

Chattenden lies within about 2 miles of the sea, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Every flight is checked against the Drone Safety Map first.

Historic houses such as Restoration House, about 2.6 miles south-west, show how far back building around Chattenden goes. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. The streets around a church such as Bishop Gundulph Church are frequently among the oldest in a place, and if your home is one of the older ones nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement. If you run a business near Pentagon Shopping Centre, big, flat commercial roofs are where photos from the air and thermal images help most.

Chattenden is about 2 miles north-east of Rochester, in Medway. We provide drone roof surveys for homes and businesses in Chattenden. Across Medway, we cover Chattenden and the places around it. We also survey roofs in Maidstone.

How it works

We look at the roof from outside and, where it’s relevant and there’s safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit normally takes an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Chattenden, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we check the address for flight restrictions.
  2. Where a flight restriction zone or restricted area applies, we seek permission first.
  3. We assess the wind, the weather and the surroundings before take-off.
  4. The sub-250g drone takes close-up photos of the roof, kept in sight throughout.
  5. We email a written report with the photographs and our recommendations.

Before we arrive

  • Tell us about any leaks, stains or damp patches you know of
  • Check the loft hatch can be reached
  • Check we can get to the back of the property

Advice

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

For landlords and managing agents

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. We agree a time with the tenant beforehand.

What affects the price in Chattenden

A few things affect what a survey costs:

  • Extra roofs, like extensions, dormers or garages
  • The package you choose: Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.

When you call or email, these details help:
