Useful tips for Chattenden property owners

Here are a few things we’d tell any owner:

  • Keep dated photos of any marks on ceilings
  • Let us know where and when you’ve seen damp or stains
  • File the images with your roof records
  • Move stored items away from the loft hatch

Once we’ve been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Have small defects in the covering fixed early. Water that gets under a covering can spread a long way before it shows.

Thermal roof survey in Chattenden

A thermal survey isn’t a quick fix for every roof problem. It shows surface temperature, and things like sun, shade, reflections and wind all affect the readings. We back up the images with moisture readings and a careful look at the roof. The report is clear about what the images show and what they do not. Where something can’t be confirmed, we say what would help next. We survey insulated roof spaces, loft conversions and flat roofs, and people most often book us about water getting in at parapets and stacks and missing or slipped insulation.

Some older homes in villages like Chattenden are listed or in a conservation area. A look by drone or thermal camera doesn’t touch the roof, which suits a building where any change needs care, before anyone decides what work it needs. Changes that affect a listed building’s special interest need listed building consent, so check with the council first.

Where we cannot see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

What we do, step by step

After the inspection, everything we found is written up as a report with photographs, sent to you by email. As for time on site, most surveys take between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. For a village or hamlet like Chattenden, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. We start with the roof, its history and any signs of damp or heat loss.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. Moisture readings are used to check what the camera shows.
  5. The Premium report reaches you the same day, and we go through it with you in person.

Before we arrive

  • Have any paperwork from past roof work to hand
  • Clear the way to the loft hatch
  • Let us know about any leaks, stains or damp patches you know of

Different roofs, different checks

Single-ply and EPDM roofs

Thin membranes can show patterns from the layers beneath. Reflections from shiny surfaces can affect readings, which we allow for.

Loft insulation

Heat loss shows most clearly when it’s warm inside and colder outside. Our report notes how the conditions affected the images.

Common roof problems in Chattenden

Building owners and managing agents use thermal surveys to plan work on larger flat roofs. Patterns can point to wet areas and show which parts look sound, so we know where to take moisture readings.

Signs worth acting on include:

  • Damp that repairs haven’t cured
  • Possible trapped moisture under a flat roof covering
  • Leaks far from where the stain appears
  • Wet areas near outlets and upstands

The streets around a church like Bishop Gundulph Church are often among the oldest in a place, and if you own one of the older houses nearby, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Before booking any roof surveyor

  • Whether the loft space is looked at, where there is one
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Are they insured for the work?
  • Whether you can ask questions once you have the report
