Upper Upnor questions
Do you cover Upper Upnor?
Yes, Upper Upnor is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Upper Upnor?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years.
Is it a structural engineer’s report?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we don’t provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Will you fly a drone over my roof?
Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Does the weather affect a thermal survey?
The weather makes a real difference. It works best after a sunny day, with a dry roof surface and little wind. Rain, wind and heavy cloud can weaken the patterns, so we talk through the forecast as you book.
Will I get photos?
Yes. Photographs are part of every report, so you can see exactly what each finding refers to.
Thermal roof surveys for homes and businesses in Upper Upnor
Your report sets out the thermal images alongside ordinary photos, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. With a Premium Survey, the report reaches you the same day. If you have questions, the in-person consultation gives you time to go through them. There is a 12-month follow-up as well. We’re often asked to look into leaks that are hard to trace and wet areas near outlets and upstands, on loft conversions, insulated roof spaces and flat roofs.
In a village or hamlet like Upper Upnor, roofs can be steep, old and hard to see from the lane. A drone and a thermal camera each give a view you can’t get from ground level. Both the forecast and the airspace are checked first. Steep slopes and tall chimney stacks are where a close-up view adds the most.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a thermal roof survey looks like in Upper Upnor
Upper Upnor lies within about 2 miles of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. For hotels and other commercial buildings, large roofs are where photos from the air and thermal images show the most at once.

Photos from the air and thermal images let an old roof be checked without anyone disturbing it. Why it is worth a survey now in Upper Upnor
Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. In a small place like Upper Upnor, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Prices start from £400, including VAT. The final price depends on how big and how high the roof is, how it can safely be seen and which survey you book.

Practical tips
There’s plenty you can do without going near the roof. What helps most:
- Clear leaves from outlets and gutters each autumn
- Move stored items away from the loft hatch
- Keep the heating on as usual before a heat loss survey
- Leave the roof to people with safe access
You can pass the report to a roofer so they can see where the problem areas seem to be. Each thermal image is matched to a normal photo, so the areas are easy to locate.
Deal with small splits and lifted seams promptly. Water that gets under a covering can spread a long way before it shows.
How the survey changes by roof type
Felt and asphalt flat roofs
These coverings sit directly on the layers beneath, so temperature differences often show through. Any patterns are checked with moisture readings.
GRP fibreglass roofs
GRP surfaces can be shiny, which affects thermal readings. We take that into account and check findings with moisture readings.
How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photos as we go and make notes for the report. It normally takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Older rural homes like those around Upper Upnor can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- The roof is inspected visually from safe viewpoints.
- We take thermal images of the roof to pick up temperature patterns.
- Areas that look unusual on the camera are checked with moisture readings where possible.
- The report sets out the images, what they suggest and what we recommend.
How to prepare
- Make sure the loft hatch can be reached
- Have any questions written down, so nothing gets missed
- If you are buying, check with the agent that we can get in
