How a gutter survey works in Upper Upnor
Damp patches on inside walls, stains below a valley or water running down the brickwork frequently trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from everything that’s safely in view. If the evidence points elsewhere, such as a flashing or the roof covering, we will say so, with a suggested next step. We survey downpipes, outlets and hoppers and valley gutters, and common reasons people get in touch are hoppers and outlets full of debris and rotten fascias or stained soffits.
Some older homes in villages like Upper Upnor are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.
It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Upper Upnor homes and their roofs
Upper Upnor lies within about 2 miles of the sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you let a flat or house near Strood station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Restoration House lies about 1.6 miles south-west, so building around Upper Upnor goes back a long way. Older homes in the area may have roofs that need matching materials when work is done.

Tips that help
Most of what helps is simple and safe from ground level. A few suggestions:
- Book gutter clearing once a year, more frequently near trees
- Keep climbers away from the eaves
- Don’t leave hidden gutters out of a clear-out
- Watch the gutters during heavy rain
Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.
Hidden gutters need clearing too. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so ask for them to be included when gutters are cleared.
Why get it checked now?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. Where a roof is exposed, as many are in small places like Upper Upnor, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.
To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. The price is agreed before a date is set.

Upper Upnor questions
Do you cover smaller places like Upper Upnor?
Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Do roofs near the sea, like those around Upper Upnor, take more of a battering?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.
How long will you be on site?
Most visits to a house take about 1–2 hours, with commercial buildings nearer 3–4 hours.
Do you look in the loft space?
If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.
How experienced are you?
We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.
How do I book a survey in Upper Upnor?
To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Signs you need a gutter survey in Upper Upnor
Some gutters may be too small, or have too few downpipes, for the roof they serve. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.
Most people get in touch after spotting one of these:
- Downpipes that are split or coming away
- Fascia boards damaged by overflowing water
- Gutters overflowing in heavy rain
- Blocked outlets and hoppers
If you run a business near Pentagon Shopping Centre, a dated report on the roof is useful for planning and for any lease discussions.
Questions to ask before you book
- Whether the loft space is looked at, where there is one
- Will the report include photos?
- Whether the price includes VAT
- How long they’ve been surveying roofs
What affects the price in Upper Upnor
Prices vary from roof to roof, for these reasons:
- The shape of the roof and its details
- Whether thermal imaging or a drone is needed
- Whether you choose the Basic, Standard or Premium Survey
- How tall the building is and how easy the roof is to see
Gutter survey starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can safely be seen and which survey you book.
Helping us price your survey
If you can, have these to hand when you contact us:
- How the loft is reached, if there is one
- Your timetable, like an exchange date
- Where water is showing inside, if it is
- What made you get in touch
Booking is simple: just phone 07833 053749 or email us, tell us about the property and we will explain which survey suits. The price is agreed up front.
What we do, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Upper Upnor often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- Findings are photographed and set out in a written report.
Getting ready for the survey
- Unlock side gates and any roof access doors
- Check pets are kept safely away
- Mention any parking restrictions on your street
