Gutter surveys in Stoke

Useful tips for Stoke property owners

Over many surveys, some simple habits stand out:

  • Leave gutter checks at height to someone equipped for it
  • Have gutters cleared at least once a year
  • Watch ceilings under valley gutters for fresh marks
  • Include valley, parapet and box gutters when clearing

You receive a written report with photos and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they know what needs doing.

Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.

Gutter survey in Stoke: what you get

Eaves gutters at the front of a building are easy to spot, but many are not. Valley, parapet, box and secret gutters can send water indoors when they overflow. We inspect them as far as it’s safe to see them, from the ground, from windows, from the loft space and from the roof where it is safe. Many leaks indoors start at a hidden gutter. We survey eaves gutters, downpipes and parapet and box gutters, and common reasons people get in touch are cracked or loose downpipes and fascia boards damaged by overflowing water.

In a village or hamlet like Stoke, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s normally the chimneys and lead flashings that need work first.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Stoke questions

Is my home in Stoke listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is the coastal weather around Stoke hard on roofs?

Often, yes. Stoke is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do I need to be at home?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

Do you test soffits or gutters for asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Is it a structural engineer’s report?

No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How long does a gutter survey take?

It normally takes an hour or two on an ordinary house, and more on a big or complicated roof. You will know roughly how long when we arrange the visit.

Will you check if gutters are causing damp inside?

Overflowing gutters often lead to damp walls, and we check for exactly that. If the cause looks like something else, the report says so, based on what we can see.

Why get it checked now?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. Checking the gutters first helps you spend in the right place. For an older or listed building in a place like Stoke, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Gutter survey starts from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Roof by roof

Fascias and soffits

Most gutters are fixed to the fascia, so rot in the boards can loosen the whole run. We note soft, stained or damaged boards we can see.

Lead-lined valley and parapet gutters

Lead linings are common in valleys and parapet gutters on older houses. A split lining can leak straight into the building.

Do you need a gutter survey in Stoke?

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

These are some of the problems a survey can pick up:

  • Downpipes that are split or coming away
  • Dripping or leaking gutter joints
  • Fascia boards damaged by overflowing water
  • Brackets that have dropped or snapped

If you live in an older home near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What a good roof survey covers

Honest limits

In fairness, there are limits to any roof survey:

  • The inside of a downpipe along its whole length
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Pipes below ground level

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and doesn’t.

  • Eaves gutters
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Downpipes

How the survey works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at most homes, and about three to four hours for a commercial roof. If you have questions on the day, just ask. Somewhere as small as Stoke, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft

Local roofs in Stoke

The coast is about 1 mile or less from Stoke, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Anyone responsible for a site like Stoke Primary Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
