Gutter surveys for homes and businesses in Middle Stoke
Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Water that overflows for long enough can rot timber fascias and mark the soffits underneath. On buildings from before 2000, some soffits and rainwater goods may be asbestos cement. We do not carry out asbestos testing, but we flag anything that could contain it. If you are worried about leaking or loose downpipes and water spilling over the gutter edge, we can find out what’s behind it, whatever the roof.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

Middle Stoke homes and their roofs
Middle Stoke is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whichever you have, the details that tend to fail before the covering itself get the closest look.
If you look after a building such as Stoke Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Take an older house close to Church of St Peter and St Paul: its roof may have old fixings, lead flashings and chimneys that need a closer look.
Middle Stoke is about 6 miles south-east of Canvey Island, in Medway. Bookings from Middle Stoke are handled just like any other: a call or an email, a price, then a date. Our Medway coverage includes Middle Stoke. We also survey roofs in Maidstone.

How the survey works
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and record our findings for the written report. Most visits take about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Middle Stoke, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- The loft space is checked for staining, where it can be reached safely.
- A written report with photos and recommendations follows.
How to prepare
- Have any questions written down, so nothing gets missed
- Move anything stored under the loft hatch
- Have keys ready for side gates, garages or roof access doors
Arrange a survey
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Your questions about gutter surveys in Middle Stoke
Does a conservation area affect roof work in Middle Stoke?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Middle Stoke within the area you cover?
Yes. Middle Stoke is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is there a good time of year to book a gutter survey?
There’s no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait as overflowing water can damage walls.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What does a gutter survey cost?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Just ring 07833 053749 or email us for a price.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. We’ll talk about access when booking.
Will I get photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
What this survey cannot tell you
We only report what can be seen safely on the day, so some things are outside what a survey can do:
- Asbestos testing of old gutters, downpipes or soffits
- Rot or damp concealed behind fascias or inside walls
- Underground drains, which need a CCTV drain survey
If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer. What a survey covers and doesn’t.
What this survey covers
- Outlets and hoppers
- Downpipes
- Parapet and box gutters
- Eaves gutters
- Valley gutters
- Fascias and soffits
Roof by roof
Plastic (uPVC) gutters
Many homes have plastic gutters and downpipes. As the seals age, joints can start to drip, and brackets can sag under load.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.
How we price gutter surveys
What a survey costs depends on the time and equipment it needs. That comes down to:
- Commercial roofs and larger buildings
- How tall the building is and how easy the roof is to see
- The number of roofs, including extensions and garages
- Whether you choose the Basic, Standard or Premium Survey
Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.
What we need to know
There’s no need for technical words. Just let us know:
- The reason for the survey, such as buying, a leak or storm damage
- Any deadline, such as an exchange date
- Access details, such as a loft hatch or a shared roof
- The kind of building and roof involved
Getting a price is simple: just ring 07833 053749 or email us and give us some details about the property and we will suggest the right survey. The price is agreed up front.
Before and after the survey
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Make sure downpipe clips are holding
- Book gutter clearing once a year, more often near trees
- Look for green streaks or damp patches on walls
- Watch ceilings under valley gutters for fresh marks
Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Have your gutters cleared at least once a year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clean gutters can do their job.

Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.
What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.
