Gutter surveys for homes and businesses in North Street

We carry out gutter surveys in North Street as part of our cover across London and the South East. We inspect everything we can see safely, from the ground, from windows and from the loft space. Time on site typically takes about 1–2 hours for a house, and about three to four hours for a commercial roof. Afterwards, you get a written report with photos and recommendations. Typical surveys look at rotten fascias or stained soffits and water backing up from a hidden gutter, on parapet and box gutters, valley gutters and outlets and hoppers.

In a village or hamlet like North Street, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

FAQs for North Street

Do you cover smaller places like North Street?

Yes. North Street is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

I let a flat near Gillingham (Kent) station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Could my damp wall be caused by the gutters?

Overflowing gutters often lead to damp walls, and the survey looks for that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.

Do you survey at weekends?

Yes. We survey on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. If we see signs that need an engineer’s opinion, we’ll recommend one.

How much is a gutter survey?

Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. For a price, phone 07833 053749 or use the contact form.

What we do, step by step

After the inspection, everything we found is written up as a photo-illustrated written report, emailed to you. On timing, it usually takes about one to two hours at most homes, and about three to four hours for a commercial roof. Around North Street, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. Where it’s safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Tips that help

Some practical points come up on survey after survey. They apply to most roofs:

  • Check the loft with care after heavy rain
  • Keep climbers away from the eaves
  • Do not leave hidden gutters out of a clear-out
  • Have gutters cleared at least once a year

Where the evidence points to drains below ground, the report says so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Have your gutters cleared at least once a year or more frequently near trees. The best time is normally after the leaves have dropped. Clean gutters can do their job.

What a gutter survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • What’s hidden inside a downpipe
  • What’s behind fascias and inside walls
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

DIY checks: what’s safe

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

How we price gutter surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The shape of the roof and its details
  • Which survey package you book
  • How big the roof is
  • House, block, shop or office

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Gutter survey starts from £150, including VAT.

North Street homes and their roofs

North Street lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Landlords with a home close to Gillingham (Kent) station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Peter and St Paul, its roof may have old fixings, lead flashings and chimneys that need a closer look.

North Street is about 5 miles north of Gillingham, in Medway. If you are in North Street, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. How the survey changes by roof type

Fascias and soffits

On buildings from before 2000, soffits may be asbestos cement. We flag any that could be for a specialist asbestos surveyor to check.

Plastic (uPVC) gutters

Many homes have plastic gutters and downpipes. Their joints can leak as the seals wear, and brackets can sag under load.
