Roof leak investigations for homes and businesses in North Street

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. Common reasons to book are brown rings on upstairs ceilings and leaks that appear only in driving rain, across rooflights and dormers, slate and tile slopes and flat roof details.

In a village or hamlet like North Street, older cottages and farmhouses often have roofs that have been patched over many years. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check what can safely be seen and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

How the survey works

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take about one to two hours at a typical home, and longer for a large or complex roof. Somewhere like North Street needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the roof space above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Preparing for the visit

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Let us know about parking near the property

Advice

Roof leak investigations in North Street: local notes

The coast is about 1 mile or less from North Street, so there is more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

Take an older house close to Church of St Peter and St Paul: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

When to book a survey in North Street

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

A survey can pick up problems like:

  • Staining around the chimney inside
  • Leaks at a dormer or roof window
  • Damp underlay across a wide area
  • Water dripping from rafters or underlay

If you let a flat or house near Gillingham (Kent) station, a tenant living with a leak needs the cause found, not just the stain painted over.

What to check before booking

  • Whether you get a written report with photos
  • Are they insured for the work?
  • What follow-up you get after the report
  • Whether any drone flown is registered with the CAA

What a roof survey includes

What a roof leak investigation doesn’t cover

No survey can tell you everything, and we’d rather be clear about that before booking. Keep these in mind:

  • Defects hidden under coverings or inside walls without opening up
  • Plumbing leaks that look like roof leaks
  • The repair itself (the investigation finds and reports the cause)

If in doubt, phone 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roofs we survey in North Street

  • The roof space
  • Valleys and parapet gutters
  • Chimney stacks
  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • Flat roof details

How the survey changes by roof type

Lead flashings

Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.

Chimney stacks

Chimneys let water in through pointing, flaunching, flashings and open pots. Each is checked from every safe vantage point.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.

FAQs for North Street

Do you cover smaller places like North Street?

Yes. North Street is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Does a conservation area affect roof work in North Street?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

Do you carry out surveys on Saturdays and Sundays?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you when you book.

Is there anything I need to do before the visit?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.
