About our roof leak investigation in Stoke
We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. We survey valleys and parapet gutters, the roof space and rooflights and dormers, and people most often book us about leaks at a dormer or roof window and brown rings on upstairs ceilings.
For a small place like Stoke, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.
Every survey ends with a written report, with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

How the survey changes by roof type
Slate and tile slopes
Slipped, cracked or missing slates and tiles let rain onto the underlay. Older felt may hold for a while, but it tears with age.
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. That’s why we check the flashings near a stain, not just the one directly above.
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The survey, step by step
Every roof is different; as a rough guide, the survey takes roughly 1–2 hours for a house, and longer for a large or complex roof. If you have questions on the day, just ask. Somewhere as small as Stoke, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- We start with what you’ve seen: where the stain is and when it gets worse.
- Inside, we check the damp area and the loft space above it.
- We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
- We use moisture detection, and thermal imaging where it’s useful.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
Before we arrive
- Keep pets out of the way during the survey
- For flats, check roof access has been agreed

Your questions about roof leak investigations in Stoke
Is my home in Stoke listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
Is Stoke within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
How long will you be at the property?
It usually takes an hour or two, more where the leak is intermittent or the roof is large. Report times depend on the package.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Can you trace a leak in dry weather?
In most cases, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.
Do you climb onto every roof?
Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone.
Wind, rain and roofs in Stoke
Stoke lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
If yours is one of the older homes in the streets near Church of St Peter and St Paul, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Honest limits
Before you book, it’s worth knowing what a survey will not do:
- Whether rotten timbers meet design loads
- Leaks that only appear in weather we can’t recreate
- Defects hidden under coverings or inside walls without opening up

When to book a survey in Stoke
Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it, often well away from where it shows.
Typical things we are asked to look at include:
- Staining where a gutter or parapet meets the wall
- Drips from nail tips in a cold loft
- Damp on a chimney breast
- Ceiling stains that grow after rain
Anyone responsible for a site like Stoke Primary Academy will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
