Chimney survey in North Street: what you get

A chimney survey looks at the stack and everything around it: the pots and cowls, the flaunching on top, the pointing, the brickwork and the flashings where it meets the roof. Inside, we check chimney breasts and the stack in the loft where it’s safe to reach. The findings come in a written report with photos and recommendations. It suits a single stack on a house as well as several on a larger building. We survey chimney breasts, lead flashings and brick chimney stacks, and the problems we are asked to look at most are staining on walls around the chimney and disused chimneys trapping moisture.

In a village or hamlet like North Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

What you get is a clear record of the chimney stack on the day we saw it. That makes it useful now and a handy reference later.

Questions from North Street

Can a landlord with a rental near Gillingham (Kent) station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need.

Do roofs near the sea, like those around North Street, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details like ridges, verges, flashings and metal fixings are the ones to watch, and North Street is within about 1 mile of the coast.

Can you inspect my roof with a drone?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How experienced are you?

We’ve completed more than 5,000 surveys, over more than 20 years, and 98% of customers are satisfied.

Do you climb onto every roof?

Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

How do I arrange a chimney survey in North Street?

The quickest way is to ring 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will point you to the right survey. Surveys run seven days a week.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Before and after the survey

You don’t need to be a roofer to help. Here’s what helps most:

  • Make sure unused flues are capped with ventilation
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Check your stacks from the ground after strong winds
  • Book a sweep for flues that are in use

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Make sure redundant flues are capped with ventilation. That helps stop damp building up inside.

Landlord and commercial surveys in North Street

Letting agents and landlords in North Street book surveys as well as homeowners. A written report with photos gives you a clear record of the chimney stack.

Any of our surveys can be booked by landlords, agents and building managers in North Street. To discuss a property or a block, ring 07833 053749 or drop us an email.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. Somewhere like North Street needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. Each chimney is viewed from wherever it can safely be seen.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • If you are buying, let the agent know when we’re coming
  • Keep pets out of the way during the survey
  • For flats, make sure roof access has been agreed

What we look for on each type of roof

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Flaunching

Flaunching is the mortar on top of a stack that holds the pots and sheds water. Cracks in it let water into the stack.

Honest limits

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Flue inspections or sweeping
  • Gas safety checks, which need a Gas Safe registered engineer
  • Structural calculations for a leaning stack

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer before you book. What our survey covers.

Why act early in North Street

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. A survey gives you a clear picture before that happens. Outbuildings and barns around North Street are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

To find out what your survey will cost, phone 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

Chimney surveys around North Street

North Street is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If your house is among the older ones in the streets near Church of St Peter and St Paul, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. Landlords with a home close to Gillingham (Kent) station may find that the gap between tenancies is a good time to have the roof looked at.
