How a pre-purchase roof survey works in North Street

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a proper look at it before you’re committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey chimney stacks, natural slate and lead flashings and valleys, and people most frequently book us about slates or tiles that have slipped or gone and ponding, blisters or splits on a flat roof.

Some older homes in villages like North Street are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you are buying or signing off new roofing, it’s worth knowing where you stand. England has around 10,000 conservation areas and about 500,000 listed buildings.

After the visit, you get a report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The size of the roof
  • The shape of the roof and its details
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone

To find out what your survey will cost, call 07833 053749 or email us and let us know about the roof. The price is agreed before a date is set.

Getting in touch

Here’s what helps us most when you get in touch:

  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • The property’s address and postcode
  • Dates you are working to, such as exchange

We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.

How the survey works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. The inspection then takes an hour or two at a typical house, with time for the loft where it can be reached. Somewhere as small as North Street, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. You receive a written report with photos and recommendations to read before exchange.

Before we arrive

  • Clear the way to the loft hatch
  • Make a note of anything you’d like us to look at
  • Buyers: confirm access with the estate agent or seller

Getting a price

Every survey is priced before it’s booked, so you know the cost up front. Pre-purchase roof survey starts from £150, including VAT. To book, call 07833 053749 or email us.

Useful tips for North Street property owners

Here are a few things we’d tell any owner:

  • Look for fresh paint on upstairs ceilings at viewings
  • Arrange the survey as soon as your offer is agreed
  • Ask the seller about past roof repairs
  • Share the report with your solicitor

After you move in, keep the report somewhere safe. Work through the urgent items before anything else, and keep the photos to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Don’t block the vents at the eaves. Condensation in a roof space can look like a leak and can damage timbers over time. Keep insulation clear of eaves vents so air can move.

Pre-purchase roof surveys in North Street: local notes

North Street lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a close look whether you are buying or signing off new work. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Landlords with a home close to Gillingham (Kent) station may find that a written report helps before buying a rental or paying for a new roof on one. For an older house near a landmark such as Church of St Peter and St Paul, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

North Street is about 5 miles north of Gillingham, in Medway. If you are in North Street, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Across Medway, we cover North Street. We also survey roofs in Maidstone.

Why act early in North Street

A seller may honestly not know the state of the roof. Their answers on the property forms only cover what they know about. Our survey shows you the roof as it is today. For older village homes like those around North Street, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 with VAT included. We can help you choose the package that fits what you’d like to know.

What you get with us

Questions from North Street

Is my home in North Street listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to North Street?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How long does a pre-purchase roof survey take?

Allow roughly 1–2 hours at a typical house, with time for the loft where it can be reached. We’ll give you an idea of timing as you book.

Should I get a roof survey as well as a RICS home survey?

They do different things. A RICS home survey covers the whole building, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to.

Different roofs, different checks

Lead flashings and valleys

Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and missing lead is not unknown, as it is a target for thieves.

Chimney stacks

A stack stands exposed above the roof line. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

What we cannot see

To be straight with you, a roof survey has limits:

  • What’s under the slates, tiles or felt
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
