About our pre-purchase roof survey in Middle Stoke
With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. If you’ve noticed quick fixes on flashings and valleys and loose pots and cracked flaunching, we can find out what’s behind it, whatever the roof.
For a small place like Middle Stoke, the visit is planned like any other: the journey, parking and access are simply agreed ahead of time. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Questions from Middle Stoke
How do I find out if my home in Middle Stoke is listed?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Middle Stoke within the area you cover?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can you survey a shared roof?
Yes, once access has been agreed. Roofs over flats are often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
Will you need to get into the loft?
Where we can, yes. From the roof space we can see staining, timbers and underlay. If access is not possible, we note it in the report.
At what stage of buying should I get the roof surveyed?
Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.
Do you use drones?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Should I get a roof survey as well as a RICS home survey?
It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It is not a replacement for a RICS survey.
How we price pre-purchase roof surveys
Prices always include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- How many separate roofs there are, such as extensions, dormers and garages
- Whether it is a home or a commercial building
- The use of thermal imaging or a drone
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.
Getting in touch
You don’t need to know any roofing terms. It’s enough to let us know:
- The kind of building and roof involved
- Dates you’re working to, like exchange
- Where water is showing inside, if it is
- The reason for the survey, such as buying, a leak or storm damage
A quick phone call is typically the easiest start: call 07833 053749 or drop us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
What we look for on each type of roof
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Natural slate
On a slate roof, the underlay may be old bitumen felt, or there may be none at all on very old roofs. Where we can see it from the loft, we say what condition it’s in.
What a pre-purchase roof survey doesn’t cover
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether timbers meet design loads
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- Anything beyond the roof, which a full home survey covers
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Chimney stacks
- Flat-roofed extensions and dormers
- Natural slate
- The roof space
- Clay and concrete tiles
- Gutters and downpipes
- Lead flashings and valleys
Why act early in Middle Stoke
The lender’s valuation is done for the lender, not for you. It looks at whether the property is suitable security for the loan, and it won’t look closely at the roof. Our survey is done for you, and the report is written for you to use. For older village homes like those around Middle Stoke, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT.
What you get with us
- Surveys seven days a week
- Independent findings on the roof’s condition
- Over 5,000 surveys carried out
- Packages from £150, with VAT included

How it works
Where it’s relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes an hour or two on an ordinary house, and longer for a large or complex roof. In a hamlet or village like Middle Stoke, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from each safe vantage point, inside and out.
- Each part of the roof is examined and photographed.
- We email a written report with photos and recommendations, ready for you to use before exchange.
Before we arrive
- Find any records of previous roof work
- Make sure pets are kept safely away
- Jot down any questions you want answered
Getting a price
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you are ready.

Buying a home or a new roof in Middle Stoke
Middle Stoke lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Whatever the street in Middle Stoke, a roof costs least to look after when faults are caught early. If your home is one of the older ones in the streets near Church of St Peter and St Paul, older patch repairs can hide behind a tidy front slope, and the survey looks past them.
Middle Stoke is about 6 miles south-east of Canvey Island, in Medway. Middle Stoke is one of many places we visit across Medway, for houses, flats and commercial buildings. We cover towns and villages across Medway. You can also see our page for Maidstone.

For landlords and managing agents
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
If the property is let, the agent or a tenant can let us in. Surveys run seven days a week, which can make access easier.
