Pre-purchase roof surveys in Allhallows: local notes

The coast is about 1 mile or less from Allhallows, and places near the sea get more salt in the air and more wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, so exposed details get a careful look whether you’re buying or signing off new work. An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.

For landlords with property near Chalkwell station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

How a pre-purchase roof survey works in Allhallows

Buyers in Allhallows and right across London and South East England use our pre-purchase roof survey. Whether it is a terrace, a semi, a detached house or a flat, we follow the same careful process. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, phone 07833 053749 or email us. If you’ve noticed bitumen or mortar used in place of proper repairs and blistered or split felt on a flat roof, we can find out what’s behind it, whatever the roof.

In a village or hamlet like Allhallows, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The survey, step by step

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes between one and two hours at a typical home, and longer for a large or complex roof. Older roofs in small places like Allhallows can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Make sure the loft hatch can be reached

Advice

Why act early in Allhallows

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Where a roof is exposed, as many are in small places like Allhallows, driving rain gets into any weakness, and damp in older walls is slow to dry out.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What we are asked to look at in Allhallows

Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs often last around 15 to 20 years, and ponding, blisters and splits are common signs of age. They’re easy to overlook on a viewing, particularly when they’re only visible from an upper floor.

Things that often lead to a survey include:

  • Cracked flaunching or crumbling chimney pointing
  • Sagging ridge lines or uneven roof slopes
  • Gutters choked with leaves and moss
  • Worn or lifted lead flashings

Take an older house close to Church of All Saints: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Choosing a roof surveyor

  • Will they check the loft as well as the outside?
  • How long they’ve been surveying roofs
  • Their report turnaround times
  • What exactly goes into their report

Your questions about pre-purchase roof surveys in Allhallows

Is my home in Allhallows listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Allhallows?

Yes. Allhallows is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route as you book.

What insurance do you have?

Our cover is professional indemnity plus public liability, and details are available on request.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or heavy rain, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.

Do you use drones?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

When should I book a pre-purchase roof survey?

Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We inspect only the parts we are allowed to reach.

Prices for pre-purchase roof surveys in Allhallows

Not every roof costs the same to survey, for these reasons:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • Roof area
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

What we need to know

There is no need for technical words. Just let us know:

  • Photos of the roof, taken safely from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • The property’s address and postcode
  • The style of property, from a terrace to a block

A quick phone call is normally the easiest start: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

What this survey cannot tell you

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Asbestos testing of any kind
  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What our survey covers.
