Pre-purchase roof survey in Allhallows-on-Sea
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. Standard adds moisture detection, a structural check and a follow-up consultation. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. If you’ve noticed loose pots and cracked flaunching and blocked or leaking gutters, we can find out what’s behind it, on lead flashings and valleys, chimney stacks and clay and concrete tiles alike.
For a small place like Allhallows-on-Sea, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.
Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we can’t see
Before booking, it’s worth knowing what a survey won’t do:
- The condition of the rest of the house (that is a RICS home survey)
- Whether the price should change, which is between you and the seller
- Structural calculations (that is a structural engineer’s job)
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
Roof types and parts we check
- Gutters and downpipes
- Flat-roofed extensions and dormers
- Natural slate
- Lead flashings and valleys
- The roof space
- Clay and concrete tiles
- Chimney stacks
Local roofs and buyers in Allhallows-on-Sea
The coast is about 1 mile or less from Allhallows-on-Sea, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you own a rental within reach of Chalkwell station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Allhallows-on-Sea: your questions answered
Is Allhallows-on-Sea within the area you cover?
Yes, Allhallows-on-Sea is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
How do I find out if my home in Allhallows-on-Sea is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Is this the same as a RICS Level 2 or Level 3 survey?
No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It complements one rather than replacing it.
How long will you be at the property?
The visit typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. We’ll give you an idea of timing when you book.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are often shared, so whoever owns or manages the building needs to agree access. We can only inspect what we are given access to.
Do I need to be at home?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
Is this an asbestos survey?
No. Asbestos surveys and testing aren’t part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Why it’s worth a survey now in Allhallows-on-Sea
When a chain is moving fast, a roof survey can feel like one more delay. We visit seven days a week, and the Premium Survey report arrives the same day, which helps it fit around your exchange date. For an older or listed building in a place like Allhallows-on-Sea, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.
Every price we give includes VAT. Our price is from £150, including VAT. We confirm the price for the job before booking.

What affects the price in Allhallows-on-Sea
When we price a survey, we consider:
- The package you choose: Basic, Standard or Premium
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- Roof area
Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we’ll tell you which fits.
What we need to know
Getting the details right at the start saves time. Please include:
- Any photos you have, taken from ground level or a window
- How the loft is reached, if there is one
- Dates you’re working to, such as exchange
- Any stains, drips or damp patches you’ve seen indoors
Unsure which package suits your roof? It is easiest to ring 07833 053749 or drop us an email and describe the roof and what’s worrying you. We’ll explain the options and the price.
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
How it works
After the inspection, everything we found is written up as a written report with photos, sent to you by email. As for time on site, most surveys take about one to two hours for a house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Allhallows-on-Sea, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We help you pick the package that suits the property.
- We agree a visit, including weekends if that helps.
- We inspect and photograph every part of the roof we can safely see.
- Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before the survey
- Point out any leaks or damp patches
- Leave a clear route to the loft
- Mention any parking restrictions on your street
