About our gutter survey in Allhallows-on-Sea

Eaves gutters at the front of a building are easy to spot but a good many gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely using vantage points, the roof space and the roof itself where safe. Hidden gutters are a common source of leaks inside. We survey parapet and box gutters, outlets and hoppers and eaves gutters, and people most often book us about blocked outlets and hoppers and dripping or leaking gutter joints.

In a village or hamlet like Allhallows-on-Sea, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is typically the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Tips that help

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Leave gutter checks at height to someone equipped for it
  • Check that downpipes are firmly fixed to the wall
  • Check for spilling water in a downpour
  • Look for new stains on ceilings below valleys after rain

Once work is carried out, keep an eye on the gutters in the next downpour. Water should run to the outlets and away without spilling over. If it does not, tell whoever did the work.

Get small faults like a dripping joint or loose downpipe sorted quickly. Left alone, they normally grow, and the water they spill can damage walls and timber.

Honest limits

Before booking, it is worth knowing what a survey won’t do:

  • What’s hidden inside a downpipe
  • Confirming asbestos in older rainwater goods
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

What we look for on each type of roof

Aluminium and other metal gutters

Metal gutters can suffer at joints and where different metals meet. Any leaks or corrosion we spot go in the report.

Plastic (uPVC) gutters

On plastic systems, slipped joints are one of the most common faults. We record each one we can see.

Is the coastal weather around Allhallows-on-Sea hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.

Do you check valley and parapet gutters?

Yes. These gutters often cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and the report says so.

Whenever suits you. If water is already spilling over, book sooner rather than later, because the walls take the water.

What a survey costs

Several things affect the price of a survey:

  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We will give you the figure before anything is booked.

Booking your survey

To price your survey accurately, we’ll ask about:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • What kind of property and roof it is
  • Why you want a survey: buying, a leak, a storm or new work

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or send us an email when you are ready.

Common roof problems in Allhallows-on-Sea

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter and the weakness shows in a heavy downpour.

Most people get in touch when they’ve noticed something like this:

  • Hoppers and outlets full of debris
  • Soffits marked by water
  • Leaves and moss blocking gutters
  • Water backing up from a hidden gutter

If you let a flat or house near Chalkwell station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Will they check the loft as well as the outside?
  • What experience they bring
  • How they plan to inspect the roof safely
  • How long the report takes to arrive

What to expect from a roof survey

The survey, step by step

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a small place like Allhallows-on-Sea, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. You get photos and written recommendations, prioritised where relevant.

How to prepare

  • Keep pets inside or away from the areas we’re looking at
  • Jot down any questions you want answered
  • If you are buying, check with the agent that we can get in

Local roofs in Allhallows-on-Sea

Allhallows-on-Sea lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand.

Anyone responsible for a site like Allhallows Primary Academy will know that a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of All Saints are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
