Signs you need a flat roof survey in Allhallows-on-Sea

The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

People typically book a survey after spotting one of these:

  • Splits, cracks and crazing
  • Loose or cracked edge trims
  • Outlets that hold water back
  • Upstands pulling away from walls

The streets around a church such as Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, the flat roofs on later extensions tend to wear out long before the main roof.

Choosing a roof surveyor

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • What exactly goes into their report
  • How long they’ve been surveying roofs
  • Which parts of the roof they’ll actually see

What a good roof survey covers

Flat roof surveys for homes and businesses in Allhallows-on-Sea

Standing water is one of the first things we look for on a flat roof. It can point to poor falls, a blocked outlet or a deck that is deflecting. The survey notes any ponding, the state of each outlet and any dips that hint at a sagging deck. If the deck itself looks like a structural concern, we’ll recommend a structural engineer. If you are worried about a sagging deck under the covering and upstands pulling away from walls, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Allhallows-on-Sea are listed or in a conservation area, which can shape what a new flat roof may look like. If you are planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. In a small place like Allhallows-on-Sea, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Unlock side gates and any roof access doors
  • Move anything stored under the loft hatch

What a flat roof survey doesn’t cover

A survey is a careful look at the flat roof, but it can’t do everything. The main limits are:

  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

What this survey covers

  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes

Why it is worth a survey now in Allhallows-on-Sea

By the time a flat roof leak shows indoors, water has already passed through the roof build-up. A survey can find worn areas and failing details before that point, so you can plan the work rather than react to it. Outbuildings and barns around Allhallows-on-Sea are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Allhallows-on-Sea questions

How do I find out if my home in Allhallows-on-Sea is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to Allhallows-on-Sea?

Yes, Allhallows-on-Sea is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, including VAT.

How soon will I get the report?

Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. If you have a deadline, like an exchange date, let us know as you book.

Do you look in the loft space?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can you tell me how long my flat roof will last?

We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

How do you inspect a flat roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Flat roof surveys around Allhallows-on-Sea

Allhallows-on-Sea lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Allhallows Primary Academy, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If you let a flat or house near Chalkwell station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

What we look for on each type of roof

EPDM rubber

EPDM is a synthetic rubber membrane, frequently laid in a single sheet on smaller roofs. We check the laps, the edges, the corners and any punctures.

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Before and after the survey

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Clear roof outlets and gutters each autumn
  • Note the date and type of any roof work
  • Look for standing water a day after rain
  • Treat rooflights and old sheeting as fragile

Landlords, owners and managing agents can keep the report as a dated record of the roof. It’s useful when planning upkeep and setting budgets, and it makes changes easy to spot at the next survey.

After heavy rain, look at the roof from an upstairs window if you can. Water still lying a day or two later is worth getting looked at.
