Flat roof surveys in Stoke

Common questions in Stoke

Is Stoke within the area you cover?

Yes, we do. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does being near the coast affect roofs in Stoke?

Often, yes. Within about 1 mile of the sea, as Stoke is, metal fixings wear faster and gales find any loose ridge or slate.

How much is a survey?

Flat roof survey starts from £150, including VAT. You’ll know the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. For a price, phone 07833 053749 or send us an email.

Is a flat roof survey the same as a building survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and it isn’t a structural engineer’s report.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

How do you inspect a flat roof?

Only where it’s safe to do so. If not, we use safe viewpoints and look inside, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

How many years has my flat roof got left?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but your report describes the actual condition.

Flat roof survey in Stoke: what you get

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. Common reasons to book are raised blisters across the surface and leaks around rooflights, on GRP fibreglass, felt flat roofs and EPDM rubber.

Somewhere as small as Stoke, flat roofs tend to be on extensions, garages and converted outbuildings. They need the same care as any town roof: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Tips that help

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Check the outlets after the leaves fall
  • Keep records of when the roof was laid and what work has been done
  • Keep people off the roof unless they need to be there
  • Keep clear of rooflights and fragile roof sheets

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. Water that can drain away does far less harm than water that sits.

Flat and commercial roofs around Stoke

Stoke lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings like Stoke Primary Academy, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. If yours is one of the older homes in the streets near Church of St Peter and St Paul, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Stoke is about 5 miles north of Gillingham, in Medway. From houses to flats and shops in Stoke, the roof can be surveyed on a weekday or at the weekend. Across Medway, we cover Stoke and the places around it. Maidstone is in our area too.

Landlord and commercial surveys in Stoke

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden layers beneath the covering
  • Fragile surfaces, which we do not walk on
  • Testing older roof sheets for asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.

What this survey covers

  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets
  • Single-ply membranes

Different roofs, different checks

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

Single-ply membranes

On single-ply roofs, the welds between sheets are the key detail. We check seams, corners and the joints around outlets and upstands.

What we do, step by step

Safety comes first on every visit. We inspect what can safely be seen, and if part of the roof can’t be seen, the report says so. Most visits take about one to two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Stoke can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a report with photos and our recommendations.

Preparing for the visit

  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street
  • Check the loft hatch can be reached
