About our landlord roof survey in Stoke

We survey let and shared roofs in Stoke and across London and the South East. A visit usually takes between one and two hours at most homes, or half a day or so for a commercial building. We inspect from the ground, vantage points, the roof space and the roof where it’s safe including by drone where it applies. You then get a photo-illustrated written report. We are often asked to look into damaged party-wall upstands or parapets and damp or stains in top-floor flats, across flat roofs on blocks, gutters and downpipes and shared roofs.

In a village or hamlet like Stoke, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

After the visit, you get a report with photographs, emailed to you. It explains the condition of the let or shared roof, the defects we found and what we recommend.

What happens on the day

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for a house, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Stoke, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Check pets are kept safely away
  • If it isn’t your property yet, arrange access through the agent
  • Leave a clear route to the loft

Different roofs, different checks

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.

Gutters and downpipes

Valley and box gutters on blocks can overflow inside. We give them close attention.

Leave it or get it looked at?

A dated condition report is useful for the building’s records. Repeat surveys let you see how the roof is changing, which suits a rolling maintenance plan. In a place like Stoke, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Landlord roof surveys in Stoke: local notes

Stoke lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building like Stoke Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. For an older house near a landmark such as Church of St Peter and St Paul, its chimney, valleys and lead work are likely to be the parts that need attention first.

Practical tips

Some practical points come up on survey after survey. They apply to most roofs:

  • Check your lease or ask a solicitor about who pays
  • Keep roof surveys on a rolling plan
  • Make sure the roof space can be accessed
  • Tell tenants when we’re coming

You receive a written report with photos and recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Ask tenants and residents to report damp, stains or drips promptly. The sooner you know, the smaller the problem normally is.

Your questions about landlord roof surveys in Stoke

Does a conservation area affect roof work in Stoke?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Will you come out to Stoke?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you need to get into tenants’ homes?

That depends on the layout. We may need the loft space and some or all of the top-floor flats, and you or your agent arrange access. We will confirm what we need when booking.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Can you survey a shared roof on a terrace or converted house?

Yes, we survey shared roofs often. We can only inspect neighbouring parts from where we’re allowed to be and we will say so.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

What affects the price in Stoke

Every roof is different, so prices are confirmed before you book. This is what makes a difference:

  • Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • The type of building, from a house to a block or an office
  • Height and safe access

Every price we give includes VAT. Prices start from £150, including VAT. We confirm the exact price before booking.

What to tell us when you get in touch

You do not need to know any roofing terms. It’s enough to let us know:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel

If you’re buying, it helps to book soon after your offer is accepted, so there’s time to use the report before exchange. For any other survey, just phone 07833 053749 or send us an email when you’re ready.
