Flat roof surveys for homes and businesses in Middle Stoke
Water through a flat roof doesn’t always come in where the stain is. It can run along the deck from a split, an open lap or a failed upstand some distance away. That is why we check every detail across the roof, not only the area above the stain, with photographs of anything that could be letting water in. A roofer can then start from a clear picture of the problem. If you’ve noticed standing water left after rain and water getting in at rooflights, a survey will tell you what’s going on, whatever the roof.
In a small place like Middle Stoke, a flat roof can stand in the open, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Practical tips
Most of what helps is simple and safe from the ground. A few suggestions:
- Check from a window for ponding after heavy rain
- Have the roof looked at again after a severe storm
- Limit foot traffic on the covering
- Check that new brackets or units haven’t damaged the covering
The report is emailed to you, ready to share with a roofer, the seller or a managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.
Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
Roof by roof
Mastic asphalt
Older asphalt can become brittle and crack as the roof moves. The report shows where it is cracking and how far it seems to extend.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. We look for cracks at board joints, around trims and at upstands.
The survey, step by step
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes between one and two hours on an ordinary house, or half a day or so for a commercial building. In a hamlet or village like Middle Stoke, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
- Dig out any old roof reports or invoices

Middle Stoke: your questions answered
Do roofs near the sea, like those around Middle Stoke, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it normally shows, and Middle Stoke is within about 1 mile of the coast.
Does a conservation area affect roof work in Middle Stoke?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Which flat roof coverings do you cover?
We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.
Do you look in the loft space?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
How long is the visit?
It usually takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email.
Will you walk on the flat roof?
Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.

What a flat roof survey does not cover
It’s useful to know what a survey will not do before booking:
- Whether the deck or joists are strong enough
- Areas we can’t see or reach safely, including fragile rooflights and sheeting
- The condition of the deck or insulation hidden under the covering
If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and does not.

Flat roofs in Middle Stoke
Middle Stoke is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Across Kent, older roofs are frequently handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.
Take a building like Stoke Primary Academy: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. If yours is one of the older homes in the streets near Church of St Peter and St Paul, the flat roofs on later extensions tend to wear out long before the main roof.

Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.
