Allhallows-on-Sea Chimney Survey
Independent chimney surveys in Allhallows-on-Sea. We have completed more than 5,000 surveys across London and South East England.
- Damaged chimney pots and cowls
- Damp patches on chimney breasts
- Flaunching that has broken away
What we are asked to look at in Allhallows-on-Sea
Removing a chimney breast inside can leave questions about how the stack is supported. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.
Things that often lead to a survey include:
- Damaged chimney pots and cowls
- Cracked or missing flaunching
- Lifted or split lead flashings
- A stack that appears to lean
For an older house near a landmark such as Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Chimney survey in Allhallows-on-Sea: what you get
We inspect chimneys from wherever they can safely be seen: from ground level, from windows and vantage points, and from the loft where there’s access. With our Premium Survey, a drone inspection is included where it applies. If we can’t see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey brick chimney stacks, flaunching and chimney pots and cowls, and common reasons people get in touch are disused chimneys trapping moisture and gaps in the mortar around the pots.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Checking the roof from ground level
During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the flue is safe to use
- What’s inside the brickwork or behind render, without opening up
- Hidden sides of a shared stack
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.
What this survey covers
- Chimney pots and cowls
- Chimney breasts
- Lead flashings
- Shared and party-wall stacks
- Brick chimney stacks
- Flaunching
How the survey changes by roof type
Lead flashings
Flashings can lift in wind or pull out of their mortar joints. Any loose or split flashings are recorded.
Chimney breasts and the loft
Where a breast has been taken out, we look at what supports the stack. Confirming the support is a job for a structural engineer.
Practical tips
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Some tips:
- Note any damp on chimney breasts and when it appears
- Check that disused chimneys can still breathe
- Have the flue swept and checked if you use the fire
- Have brackets on the chimney checked
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Check fixings on the stack are sound, and moved if they’re working it loose. Less load on the stack means less strain in wind.
Allhallows-on-Sea homes and their roofs
Allhallows-on-Sea is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council.
Landlords with a home close to Chalkwell station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Take a building like Allhallows Primary Academy: a written record of a large roof helps plan work for the holidays rather than in term time.

Allhallows-on-Sea: your questions answered
Does a conservation area affect roof work in Allhallows-on-Sea?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Can a landlord with a rental near Chalkwell station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need.
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.
Why is my chimney breast damp?
It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
What happens after the survey?
You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
Are you insured?
Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.
How it works
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. You are welcome to ask questions while we are there. Somewhere as small as Allhallows-on-Sea, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You let us know how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from ground level, from windows and from other safe vantage points.
- Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
- We check the chimney breasts and the stack in the loft space where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Jot down any questions you want answered
- Mention any parking restrictions on your street
