Chimney survey in Allhallows

Redundant chimneys are common, especially where fires have been replaced by central heating. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. If you’re worried about gaps where the stack meets the roof and cracked or missing flaunching, a survey will tell you what’s going on, whatever the roof.

Older buildings in small places like Allhallows may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

How we price chimney surveys

A few things affect what a survey costs:

  • Chimneys, valleys, parapets and other details
  • House, block, shop or office
  • Height and safe access
  • Which survey package you book

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Booking your survey

To price your survey accurately, we will ask about:

  • The address and postcode of the property
  • What’s prompted the survey
  • The kind of building and roof involved
  • Any deadline, such as an exchange date

To book a survey, phone 07833 053749 or send us an email with the address and what you’d like to know about the roof. You’ll know the price before anything is booked.

Allhallows homes and their roofs

The coast is about 1 mile or less from Allhallows, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For site and facilities teams at buildings such as Allhallows Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time. Landlords with a home close to Chalkwell station may find that a dated record of the roof is useful when planning maintenance across a let. The streets around a church like Church of All Saints are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Allhallows is about 5 miles south-east of Canvey Island, in Medway. Bookings from Allhallows are handled just like any other: a call or an email, a price, then a date. Our area takes in places right across Medway. Maidstone is in our area too.

We work across the ME3 postcode area for chimney surveys. That includes homes and businesses on St Andrew's Walk, Avery Way and St Matthew's Way and the roads around them. If you’re just outside Allhallows, we cover Allhallows-on-Sea (1 mile north-east), Lower Stoke (1 mile south), Middle Stoke (1 mile south), Stoke (2 miles south-west) and St Mary Hoo (2 miles west). Further out, we also cover Gillingham (7 miles south-west), Chatham (9 miles south-west), Rochester (8 miles south-west), Rainham (8 miles south), Strood (9 miles south-west) and Luton (8 miles south-west).

Local landmarks in Allhallows

Your questions about chimney surveys in Allhallows

Is my home in Allhallows listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do roofs near the sea, like those around Allhallows, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

How many surveys have you done?

Over 5,000 surveys so far, over more than 20 years.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

Do you cover Allhallows?

Yes. We survey roofs in Allhallows and the rest of Medway. To book, ring 07833 053749 or email us.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

What does a chimney survey cover?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. We also note leaning, redundant stacks and damp inside.

How it works

Once we’ve finished looking, we write up our findings as a photo-illustrated written report. On timing, it usually takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Older rural homes like those around Allhallows can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Advice

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a stack needs rebuilding on structural grounds

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey before booking. What a survey covers and does not.

What we look at

  • Lead flashings
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks
  • Shared and party-wall stacks

Leave it or get it looked at?

Cracked flaunching and worn pointing are frequently modest repairs when they’re caught early. Leave it, and frost can work the stack loose and the job gets bigger. In a place like Allhallows, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for your roof before you book.

What you get with us

  • Drone and thermal imaging surveys available
  • PI and public liability insurance
  • More than 5,000 surveys completed

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

We survey roofs for landlords and letting agents as well as homeowners. The report gives you a dated record of the chimney stack, with photos.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
