Pre-purchase roof surveys in Lower Stoke

Pre-purchase roof surveys for homes and businesses in Lower Stoke

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. All three include a written report with photos and recommendations. We survey gutters and downpipes, chimney stacks and natural slate, and the problems we are asked to look at most are ponding, blisters or splits on a flat roof and chimney mortar that has eroded.

Older buildings in small places like Lower Stoke may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Pre-purchase roof surveys in Lower Stoke: local notes

The coast is about 1 mile or less from Lower Stoke, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

Around Lower Stoke, as everywhere, small roof faults are simplest to sort before they let water in. Take an older house close to Church of St Peter and St Paul: the roof may have had decades of patch repairs, and the survey shows where they are.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Ask for any paperwork for recent roof work
  • Find out whether the roof has been replaced or patched
  • Check the lease for roof repair responsibilities
  • Check we will be able to get into the roof space

It is worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it, particularly where we’ve found patch repairs.

Every so often, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

Different roofs, different checks

Lead flashings and valleys

Lead flashings seal the joints where a roof meets a wall or chimney. We look for lead that has lifted, split or been patched over.

Natural slate

Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.

What a survey costs

Prices vary from roof to roof, for these reasons:

  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • How big the roof is
  • Features like valleys, chimneys, dormers and parapets

Our price is from £150, including VAT. The final price depends on how big and how high the roof is, access and the package you choose.

Booking your survey

If you can, have these to hand when you contact us:

  • Photos of the roof, taken safely from ground level or a window
  • The address and postcode of the property
  • Dates you are working to, such as exchange
  • What kind of property and roof it is

We survey roofs on any day of the week. To arrange a day that suits you, ring 07833 053749 or drop us an email.

How it works

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Lower Stoke, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the loft space is agreed in advance.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Check pets are kept safely away
  • Check we can get to the back of the property
  • Dig out any old roof reports or invoices

Photos help, if you have them. Pictures from the ground or a window are fine, and please don’t climb up for a closer look. To get started, call 07833 053749 or send us an email.

Landlords, agents and block managers in Lower Stoke

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Questions from Lower Stoke

Is the coastal weather around Lower Stoke hard on roofs?

It can do. Within about 1 mile of the sea, as Lower Stoke is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Lower Stoke is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is this the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Does someone need to be in?

Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

How do I arrange a pre-purchase roof survey in Lower Stoke?

Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. Access is typically arranged through the agent or seller.

Do you survey on Saturdays and Sundays?

We carry out surveys on any day of the week. To arrange a date, phone 07833 053749 or email us.
