Lidsing Gutter Survey
Know where you stand with the gutter before you decide what to do next. Gutter surveys in Lidsing, with photos and a clear written report.
- Leaking or loose downpipes
- Fascia boards damaged by overflowing water
- Water backing up from a hidden gutter
How the survey changes by roof type
Cast iron gutters
Cracks often open on the back of cast iron downpipes, so we look closely at the walls around them.
Aluminium and other metal gutters
Joints and fixings are the weak points on metal gutters. We record any corrosion or leaks we see.
About our gutter survey in Lidsing
Your gutters take the rain from the roof and lead it away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. If you’re worried about overflowing eaves gutters and leaking or loose downpipes, a survey will tell you what’s going on, on downpipes, valley gutters and parapet and box gutters alike.
In a village or hamlet like Lidsing, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.
Where we cannot see part of the gutter, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Our survey covers everything that’s safely in view and records it with photos. Around Lidsing, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

Roofs, chimneys and gutters in Lidsing
The coast is about 5 miles or less from Lidsing, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. The wider area around Lidsing has a long history of building, with Restoration House about 4.7 miles north-west. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Landlords with a home close to Rainham (Kent) station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to Church of St Peter: its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions from Lidsing
Is Lidsing within the area you cover?
We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Lidsing?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
Do you look in the loft space?
If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
What does the report include?
It works through the roof part by part, in writing and with photos, finishing with recommendations. Points are put by urgency where it matters.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Do I need to be at home?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Is there a good time of year to book a gutter survey?
You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.
Before and after the survey
Over many surveys, some simple habits stand out:
- Look for green streaks or damp patches on walls
- Include valley, parapet and box gutters when clearing
- Leave gutter checks at height to someone equipped for it
- Have gutters cleared at least once a year
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation and the Premium Survey comes with an in-person one.
Deal with drips, sags and loose downpipes early. They tend to get worse and spilled water harms brickwork and woodwork.
What you can safely check yourself
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.
It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.
What we do, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit usually takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Cottages and farmhouses around Lidsing often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.
- We ask about overflows, damp or leaks you’ve noticed.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Any valley, parapet or box gutters are looked at as far as safe access allows.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Agree roof access with the managing agent if it’s shared
- If you are buying, check with the agent that we can get in
- Leave a clear route to the loft

Advice
Do you need a gutter survey in Lidsing?
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Lose the fall and water gathers in the dip, then overflows.
Common reasons to book include:
- Soffits marked by water
- Brackets that have dropped or snapped
- Hoppers and outlets full of debris
- Joints that drip after rain
Living close to South Wood is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
What to check before booking
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Are they insured for the work?
- How much experience they have with roofs like yours
