What affects the cost of gutter surveys

A few things affect what a survey costs:

  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details
  • How many separate roofs there are, such as extensions, dormers and garages
  • The type of building, from a house to a block or an office

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. You’ll know the exact price before booking.

Booking your survey

When you call or email, these details help:

  • Any stains, drips or damp patches you’ve seen indoors
  • What kind of property and roof it is
  • Pictures of the roof from a safe spot, if you have them
  • The address and postcode of the property

Most bookings start with a short call: ring 07833 053749 or send us an email. The price is agreed before a date is set.

How a gutter survey works in Scragged Oak

Gutters are normally fixed to fascia boards, so fascias and soffits are part of the survey. Long-term overflowing can soften and rot timber boards and mark the soffits underneath. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We don’t test for asbestos, so we flag anything that might contain it for a specialist asbestos surveyor to check. We survey eaves gutters, valley gutters and parapet and box gutters, and common reasons people get in touch are brackets that have dropped or snapped and downpipes that are split or coming away.

Some older homes in villages like Scragged Oak are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

When to book a survey in Scragged Oak

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds, and they collect at the outlets. A choked outlet soon means a full, overflowing gutter.

A survey makes sense if you’ve noticed:

  • Water backing up from a hidden gutter
  • Hoppers and outlets full of debris
  • Downpipes that are split or coming away
  • Water spilling over the gutter edge

The streets around a church such as Church of St Peter are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Questions to ask before you book

FAQs for Scragged Oak

How do I find out if my home in Scragged Oak is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Scragged Oak?

Yes, Scragged Oak is on our map. A small place gets exactly the same survey as a big one.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Do you look in the roof space?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What happens next?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall from overflows, leaking joints or loose downpipes. We can’t see inside walls, so we report on what’s visible.

Is there a good time of year to book a gutter survey?

Whenever suits you. If water is already spilling over, book sooner rather than later as overflowing water can damage walls.

What a gutter survey looks like in Scragged Oak

The coast is about 5 miles or less from Scragged Oak, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first.

Trees in and around Levan Strice shed leaves that can end up in nearby gutters. If you let a flat or house near Bearsted station, the gap between tenancies is a good time to have the roof looked at.

How the survey changes by roof type

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Joints, outlets and fixings are the parts we focus on.

Cast iron gutters

Cast iron tends to fail at the joints and fixings. Cracks, rust and leaks are recorded where they can be seen.

What happens if roof problems are left?

Our report is a dated record of what we found, useful when you are planning maintenance or getting work priced. Without it, you’re relying on what can be seen from the pavement. Around Scragged Oak, older homes often have old roof timbers, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we can help you choose.

Why us?

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Cottages and farmhouses around Scragged Oak often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We agree which parts of the building you are most worried about.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

What this survey cannot tell you

It’s a careful look at the gutter, not the whole story. Its limits include:

  • Damage hidden inside walls or behind boards
  • Asbestos testing of old gutters, downpipes or soffits
  • The inside of buried drains

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What a survey covers and does not.
