How it works

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes about 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Scragged Oak can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You let us know how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the loft space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Let us know about any leaks, stains or damp patches you know of
  • If it isn’t your property yet, arrange access through the agent
  • Have any questions written down, so nothing gets missed

Chimney survey in Scragged Oak

A chimney survey looks at the stack and everything around it: pots, cowls, flaunching, pointing, bricks and the flashings at the roof line. Inside, we check chimney breasts and the stack in the loft where it is safe to reach. The findings come in a written report with photos and recommendations. We survey single stacks on houses and groups of stacks on bigger buildings. If you’ve noticed worn or missing pointing and lifted or split lead flashings, a survey will tell you what’s going on, on lead flashings, flaunching and chimney breasts alike.

In a village or hamlet like Scragged Oak, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs frequently need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

Roof by roof

Chimney breasts and the loft

Stains on timbers or brickwork around the stack can point to a leak. What we find is photographed and described.

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

What affects the cost of chimney surveys

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Basic, Standard or Premium
  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed

For a price for your roof in Scragged Oak, call 07833 053749 or send us an email and let us know about the roof. We will confirm the figure before booking.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it is useful to mention:

  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property
  • What kind of property and roof it is
  • Whether there’s a loft hatch, a shared roof or tricky access

If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To get started, call 07833 053749 or use the contact form.

Scragged Oak questions

Does a conservation area affect roof work in Scragged Oak?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you survey roofs for landlords with property near Bearsted station?

Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days as you book.

How do you inspect a chimney without scaffolding?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. A drone inspection is included in our Premium Survey where applicable. We note anything we couldn’t see.

What’s the best way to book?

To book, call 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and find a day that suits.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. If it’s capped without ventilation, damp can build up inside. We check how it’s capped and its condition, so you can decide with a builder what to do.

Are you structural engineers?

No. We’re roof surveyors, not structural engineers. We will recommend an engineer if we see signs that call for one.

Scragged Oak homes and their roofs

The coast is about 5 miles or less from Scragged Oak, and places near the sea get more salt in the air and more wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. About 4.8 miles south lies Stoneacre, a reminder of how long the area around Scragged Oak has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Take an older house close to Church of St Peter: its roof may have old fixings, lead flashings and chimneys that need a closer look. Homes near green spaces such as Levan Strice can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. For landlords with property near Bearsted station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What a chimney survey does not cover

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Conditions inside walls
  • Gas safety checks, which need a Gas Safe registered engineer
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts
  • Shared and party-wall stacks
  • Lead flashings
  • Flaunching

What happens if roof problems are left?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Around Scragged Oak, older homes frequently have old roof timbers, and water through a failed covering can rot timber if it is left.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.
