What we cannot see

It’s useful to know what a survey won’t do before booking:

  • Checks on boilers, fires or their flues
  • Structural calculations for a leaning stack
  • Whether the flue is safe to use

If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. The full list of what we check.

Chimney surveys for homes and businesses in Dunn Street

Many homes have chimneys that are no longer used. A disused stack still needs looking after. Capping a stack without ventilation can trap moisture and lead to damp inside. We check how redundant stacks have been capped and look for damp in the chimney breasts. The report sets out what we found and what we recommend. We survey flaunching, brick chimney stacks and lead flashings, and people most frequently book us about gaps in the mortar around the pots and lifted or split lead flashings.

In a village or hamlet like Dunn Street, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

The survey, step by step

Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. All in, the survey normally takes an hour or two on an ordinary house, and longer for a large or complex roof. Older roofs in small places like Dunn Street can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can safely be seen.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. You get a written report with photos and recommendations by email.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Move anything stored under the loft hatch
  • Check pets are kept safely away

Practical tips

Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:

  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Note any damp on chimney breasts and when it appears

Questions about the findings are always welcome. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Chimney surveys around Dunn Street

Dunn Street lies within about 5 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Homes near green spaces such as South Wood can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If yours is one of the older homes in the streets near Church of St Peter, old fixings, lead flashings and tall chimneys are typical of older roofs. If you let a flat or house near Rainham (Kent) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What we look for on each type of roof

Chimney breasts and the loft

In the loft, staining around the stack frequently shows where water is getting in. What we find is photographed and described.

Lead flashings

Lead flashings seal the joint between the stack and the roof. We check for lifting, splits and gaps in the joints.

Dunn Street questions

Do you survey roofs for landlords with property near Rainham (Kent) station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Is my home in Dunn Street listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you check the loft?

If there’s a loft and safe access to it, yes. The roof space can show things the outside cannot, like damp timbers, staining or daylight.

What do you check on a chimney?

The survey covers the pots and cowls, the flaunching, the pointing, the bricks and the flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photographs.

How much does a chimney survey cost in Dunn Street?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Our stack is shared. Can you still survey it?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.
