Borstal Gutter Survey
Know where you stand with the gutter before you decide what to do next. Gutter surveys in Borstal.
- Gutters full of debris and silt
- Water backing up from a hidden gutter
- Choked outlets or hopper heads
How the survey works
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. Most visits take between one and two hours for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Borstal, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We start by hearing about any drips, overflows or damp patches.
- The eaves gutters, downpipes and fascias are looked at from the ground and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- The roof space is checked for water marks if it is safe to get into.
- You get a report with photos and recommendations.

Gutter surveys for homes and businesses in Borstal
Eaves gutters at the front of a building are easy to spot but plenty of gutters are tucked away. Valley gutters between slopes, gutters behind parapet walls and box or secret gutters can overflow inside the building when they block. We look at them as far as they can be seen safely, from the ground, from windows, from the loft space and from the roof where it’s safe. Many leaks indoors start at a hidden gutter. We survey parapet and box gutters, eaves gutters and outlets and hoppers, and people most often book us about blocked outlets and hoppers and water spilling over the gutter edge.
In a smaller place like Borstal, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What a gutter survey looks like in Borstal
The coast is about 4 miles or less from Borstal, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. With Temple Manor about 1 mile north, Borstal sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
For an older house near a landmark like St Matthew's, old fixings, lead flashings and tall chimneys are typical of older roofs. For landlords with property near Cuxton station, the gap between tenancies is a good time to have the roof looked at. Take a building like St William of Perth Roman Catholic Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

What happens if roof problems are left?
Damp walls are sometimes blamed on the wrong thing. When rainwater goods are the source, treating the wall alone will not solve it. Checking the gutters first helps you spend in the right place. Around Borstal, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

What a survey costs
All our prices include VAT. The things that change the price are:
- Building height and the viewpoints available
- Which survey package you book
- Chimneys, valleys, parapets and other details
- How many separate roofs there are, like extensions, dormers and garages
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
Helping us price your survey
What helps most when you contact us:
- Where any leaks, stains or damp patches show inside
- Pictures from the garden or a window, if you have them
- The kind of building and roof involved
- Whether there’s a loft hatch, a shared roof or tricky access
We survey roofs seven days a week. To arrange a day that suits you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Should I look at the roof myself first?
Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Before and after the survey
There is plenty you can do without going near the roof. Here’s what helps most:
- Get trees that overhang the gutters trimmed
- Look for new stains on ceilings below valleys after rain
- Check from ground level or a window, not a ladder
- Note any damp stains below the gutters
If we think the problem lies underground, we will say so, so a drain survey can be arranged. We also note anything else we spot on the roof while we are there.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Borstal questions
Can a landlord with a rental near Cuxton station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or send us an email and tell us about the building, including who will give access on the day.
Is the coastal weather around Borstal hard on roofs?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Can you give me structural calculations?
No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
What’s the price of a gutter survey?
Gutter survey starts from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or drop us an email.
Will I get photos?
Yes. Photos are part of every report, so you can see exactly what each finding refers to.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.
When is the best time for a gutter survey?
You can book at any time of year. Before the wetter months gives you time to plan any work though problems often show up after heavy rain.
