How a gutter survey works in North Halling

Damp on walls, water marks under a valley or streaks down the brickwork often trace back to the gutters. We check whether gutters, outlets or downpipes are the likely source, from whatever is safely visible. If the evidence points elsewhere, like a flashing or the roof covering, we’ll say so. The next step is suggested too. If you are worried about leaks at the gutter joints and overflowing valley or parapet gutters, a survey will tell you what’s going on, whatever the roof.

In a small place like North Halling, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

What you get is a clear record of the gutter on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery. That part is for a survey.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Businesses and commercial landlords can book us too. Bigger roofs take more time, and they’re priced for the size.

Honest limits

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • The inside of buried drains
  • Rot or damp concealed behind fascias or inside walls
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

What we look at

  • Valley gutters
  • Outlets and hoppers
  • Downpipes
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters

Roof by roof

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We check joints, brackets and the line of each run.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back and if it blocks, water can come indoors. It’s inspected as far as safe access allows.

What happens if roof problems are left?

Water spilling from a gutter runs down and soaks the wall below. Given time, it can cause damp patches, damaged pointing and rot in nearby timber. Finding the cause now normally keeps the fix smaller. For older village homes like those around North Halling, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Local roofs in North Halling

Starkey Castle, about 0.6 miles east, is one of the historic houses in the wider area around North Halling. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Trees in and around Nashenden Down shed leaves that can end up in nearby gutters. Shop and office owners around Pentagon Shopping Centre may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies. The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

North Halling questions

Is my home in North Halling listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Will you come out to North Halling?

Yes, North Halling is on our map. A small place gets exactly the same survey as a big one.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

How much is a gutter survey?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Just phone 07833 053749 or use the contact form for a price.

How do I arrange a gutter survey in North Halling?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.

Will you go up on the roof?

Only when it’s safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. The survey normally takes about one to two hours on an ordinary house, and more on a big or complicated roof. Older rural homes like those around North Halling can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. You tell us where you’ve seen overflows, drips or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and windows.
  3. We check hidden gutters as far as safe access allows.
  4. Where it’s safe, we check the loft for signs of water.
  5. You receive a report with photos and recommendations.

Before we arrive
