North Halling Pre-Purchase Roof Survey
Pre-purchase roof surveys for homes and businesses in North Halling. We have completed more than 5,000 surveys across London and the South East.
- Worn or lifted lead flashings
- Gutters choked with leaves and moss
- Slates or tiles that have slipped or gone
How a pre-purchase roof survey works in North Halling
Older homes frequently have roofs that have been patched over the years. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Most of it cannot be seen from the street. We look closely and record what we see, with photos so you can see it for yourself. Each finding is explained in plain words, so it’s clear what it means for your purchase. If you’ve noticed signs of past leaks inside the loft and quick fixes on flashings and valleys, we can find out what’s behind it, whatever the roof.
Older buildings in small places like North Halling may be listed or in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

FAQs for North Halling
Is North Halling within the area you cover?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Is drone flying allowed in North Halling?
That depends on where the roof is and on the weather. Rochester Airport is about 3 miles away, so we check the Drone Safety Map for restrictions before any flight. High wind or heavy rain also stops a small drone flying, and the rest of the survey doesn’t depend on the drone.
What if it rains on the day?
It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.
Should I get a roof survey as well as a RICS home survey?
It is your choice, but the two do different jobs. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and does not replace one.
Do I have to be there for the survey?
Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.
How long have you been surveying roofs?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you carry out surveys on Saturdays and Sundays?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when booking.
What we’re asked to look at in North Halling
Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that don’t match can be signs that something has leaked before. We note what we see so you can ask about it.
Problems we come across frequently include:
- Bitumen or mortar used in place of proper repairs
- Signs of past leaks inside the loft
- Gaps where slates or tiles have come loose
- Cracked flaunching or crumbling chimney pointing
For an older house near a landmark such as Church of St Michael and All Angels, the roof may have had decades of patch repairs, and the survey shows where they are.
Questions to ask before you book
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Whether VAT is added on top
- Will they check the loft as well as the outside?
- Is there a chance to talk the report through?
For landlords and managing agents
An agent can book and manage the survey for a landlord. We agree a time with the tenant beforehand.
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
What happens on the day
Once we’ve finished looking, we write up our findings as a written report with photos. As for time on site, it normally takes about 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like North Halling needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it’s safe.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the roof space is agreed ahead of time.
- We start outside, looking at the roof from ground level and from vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Preparing for the visit
- Leave a clear route to the loft
- Let us know about any leaks, stains or damp patches you know of
- Keep pets out of the way during the survey

Related advice
Different roofs, different checks
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.
Gutters and parapets
The rainwater system keeps water off the walls. Leaking joints, sagging lengths and blockages are all noted.
Local roofs and buyers in North Halling
Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. North Halling is about 3 miles from Rochester Airport. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you let a flat or house near Cuxton station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. Starkey Castle, about 0.6 miles east, is one of the historic houses in the wider area around North Halling. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
North Halling is about 3 miles south-west of Rochester, in Medway. Whether the building in North Halling is a house, a flat or a commercial unit, the roof can be surveyed. Our Medway coverage includes North Halling. For surveys nearby, see our Maidstone page.

Around North Halling
Typical jobs here are in homes near Nashenden Down and Sir Joseph Williamson's Mathematical School and the streets around them. North Halling’s nearest station is Cuxton station, roughly 0.9 miles north-east. A little further out are Six Poor Travellers House (3 miles north-east) and Pentagon Shopping Centre (3.6 miles east). For a walk, there’s Blue Bell Hill and Ranscombe Farm.
Checking the roof from the ground
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Leave it or get it looked at?
After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but too late to use them in the purchase. For older village homes like those around North Halling, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.
Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, including VAT, and we can help you choose.
