About our pre-purchase roof survey in Upper Halling
Book after your offer is accepted and before exchange. That’s when the findings are most useful, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. If you’ve noticed signs of past leaks inside the loft and slipped or missing slates and tiles, a survey will tell you what’s going on.
Being in a small place like Upper Halling makes no difference to the inspection itself: the journey, parking and access are simply agreed in advance. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on weekdays and at weekends.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Tips from our surveys
Here are a few things we’d tell any owner, before and after a survey:
- Arrange the survey as soon as your offer is agreed
- Find out whether the roof has been replaced or patched
- Watch for stains or fresh paint on ceilings below the roof
- Let us know your timetable
It’s worth sharing the report with your solicitor so they can raise enquiries with the seller’s side. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.
Look in the loft now and then, with care and a good torch. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.
Local roofs and buyers in Upper Halling
Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Historic houses such as Starkey Castle, about 1.7 miles north-east, show how far back building in the area around Upper Halling goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
For an older house near a landmark such as Church of St John the Baptist, the roof may have had decades of patch repairs, and the survey shows where they are.

What affects the price in Upper Halling
A few things affect what a survey costs:
- Roof area
- Which survey package you book
- How complicated the roof is, with its valleys, chimneys and parapets
- How tall the building is and how easy the roof is to see
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
Getting in touch
The more you let us know, the easier it is to price the survey. When you get in touch, it is useful to mention:
- Any marks or damp showing indoors
- Your postcode, so we can check access and travel
- Access details, such as a loft hatch or a shared roof
- Pictures from the garden or a window, if you have them
When you’re ready to go ahead, ring 07833 053749 or email us. We’ll suggest a package, agree the price and find a date.
Upper Halling questions
Do you carry out roof surveys in Upper Halling?
Yes, Upper Halling is within the area we cover. We cover the whole of London and South East England. You can ring 07833 053749 or email us with the address and a few details, and we will talk through which survey suits.
Is Upper Halling within the area you cover?
Yes, Upper Halling is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you survey roofs on blocks of flats?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.
What if it rains on the day?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.
Do you inspect the roof from on top?
Where it’s safe, yes. Much of the inspection is done from the ground, from windows and from the roof space. On Premium, a drone is used where it applies.
How quickly will I get the report?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Let us know your timetable as you book.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That way you can still act on what we find.

Why get it checked now?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Can I check my roof myself?
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
How the survey works
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours at a typical house, with time for the loft where it can be reached. Rural addresses near Upper Halling can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We arrange access with you, the agent or the seller.
- We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Preparing for the visit
- Leave a clear route to the loft
- Check we can get to the back of the property
- Check pets are kept safely away
Getting a price
A quick phone call is usually the easiest start: phone 07833 053749 or send us an email, and we’ll ask about the building and what you need. The price is agreed before a date is set.
Advice
What we are asked to look at in Upper Halling
Buildings put up or refurbished before 2000 may contain asbestos. It’s often found in cement sheets, soffits and flue pipes. We don’t carry out asbestos surveys, but our report flags materials that could contain it so a specialist asbestos surveyor can check before anything is disturbed.
People normally book a survey when they’ve noticed one of these:
- Slipped or missing slates and tiles
- Blistered or split felt on a flat roof
- Worn or lifted lead flashings
- Chimney mortar that has eroded
If you own a rental within reach of Halling station, a roof report gives you a clear picture before you buy or settle up with a roofer.
Questions to ask before you book
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- Whether the price includes VAT
- What they will not be able to tell you
- Do they have a CAA Flyer ID and Operator ID for drone work?
