Pre-purchase roof survey in Lower Bush: what you get
The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a careful look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there is safe access. The findings come in a written report with photos. If you are worried about cracked flaunching or crumbling chimney pointing and slates or tiles that have slipped or gone, a survey will tell you what’s going on, whatever the roof.
In a village or hamlet like Lower Bush, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
After the visit, you get a written report with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

What we do, step by step
The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere like Lower Bush needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.
- You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
- A date is booked on a weekday, Saturday or Sunday.
- The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
- Standard and Premium surveys add the extra checks they include.
- We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.
Before we arrive
- For a flat or shared roof, check access with the freeholder or managing agent
- Move anything stored under the loft hatch
- Keep pets inside or away from the areas we are looking at
How to book

Lower Bush questions
Is my home in Lower Bush listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is Lower Bush in the area you cover?
We do. Every survey there gets the same written report with photographs.
How experienced are you?
We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of customers are satisfied.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. Tell us your exchange date and we’ll help you choose.
Do I need a roof survey if I’m having a RICS survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and doesn’t replace one.
Do you use drones?
Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.
Do you survey on Saturdays and Sundays?
Visits run seven days a week in the daytime. Just say which days work for you.
Different roofs, different checks
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.
Flat roofs
A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.
Landlord and commercial surveys in Lower Bush
Letting agents frequently book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
What happens if roof problems are left?
It is tempting to skip the roof to keep a sale moving. Weekend visits are available as well as weekdays, and a Premium report comes the same day, which helps it fit around your exchange date. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 including VAT. We can help you choose the package that fits what you want to find out.
Why us?
- Independent findings on the roof’s condition
- Weekday and weekend surveys
- Package prices that include VAT
- Every finding written up with photos
