Landlords, agents and block managers in Lower Bush

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out by urgency where it matters, which helps with budgets and planning.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Tell us about it as you book and we’ll plan the survey around it.

Roof leak investigation in Lower Bush

We investigate roof leaks in Lower Bush and across London and South East England. We visit on weekdays, Saturdays and Sundays. The investigation covers inside and out, from the stain to the likely entry points. The findings come in a written report with photos. If it’s leaking right now, contain the water and keep it clear of electrics, and then ring 07833 053749 or send us an email to arrange a visit. If you’re worried about damp underlay across a wide area and wet patches high on an inside wall, a survey will tell you what’s going on.

In a village or hamlet like Lower Bush, older cottages and farmhouses frequently have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at what can safely be seen and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we are asked to look at in Lower Bush

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.

Things that frequently lead to a survey include:

  • Damp walls below an overflowing gutter
  • Damp on a chimney breast
  • Stains around a skylight
  • Water that shows only in certain storms

If you run a business near Pentagon Shopping Centre, finding where water is getting in quickly keeps disruption down.

What to check before booking

  • Whether the loft is part of the inspection
  • How they plan to inspect the roof safely
  • How long they’ve been surveying roofs
  • What happens after the report arrives

Questions from Lower Bush

Is my home in Lower Bush listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Do you cover Lower Bush?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is the repair included in the leak investigation?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you walk on the roof?

Only if it’s safe. We inspect everything that’s safely in view: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.

How long will you be at the property?

It normally takes an hour or two at a typical home, and about three to four hours for a commercial roof. Report times depend on the package.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Lower Bush roofs and the weather

Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Different coverings let water in at different points, which shapes where the search starts. Starkey Castle, about 1.4 miles south-east, is one of the historic houses in the wider area around Lower Bush. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For site and facilities teams at buildings such as Cuxton Community Infant School, tracing a leak on a big roof starts with where the water appears and works back. Homes near green spaces like Rede Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Lower Bush is about 3 miles west of Rochester, in Medway. Houses, flats, blocks and commercial buildings in Lower Bush can all book roof leak investigations. Our area takes in places right across Medway. Maidstone is in our area too.

Roof leak investigations in ME2 work the same way as everywhere else we cover. If you are just outside Lower Bush, we cover Upper Bush (1 mile south-west), Cuxton (1 mile east), North Halling (1 mile south-east), Halling (2 miles south) and Cobham (2 miles north-west). Further out, we also cover Gillingham (6 miles east), Chatham (4 miles east), Rochester (3 miles east), Rainham (7 miles east), Luton (4 miles east) and Park Wood (7 miles east).

What a roof leak investigation does not cover

It’s useful to know what a survey will not do before booking:

  • Water from pipes, tanks or heating systems
  • What’s under the covering or behind the plaster
  • The repair itself (the investigation finds and reports the cause)

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. What our survey covers.

  • Rooflights and dormers
  • Valleys and parapet gutters
  • Lead flashings
  • Flat roof details

  • Chimney stacks

What happens on the day

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes between one and two hours at most homes; commercial roofs usually need 3–4 hours. Somewhere as small as Lower Bush, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it’s shared
  • Keep pets inside or away from the areas we are looking at
  • Check the loft hatch can be reached

What affects the cost of roof leak investigations

We confirm the price for the job before you book. These are the things that affect it:

  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • Chimneys, valleys, parapets and other details

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

These details help when you get in touch:

  • Your postcode, so we can check access and travel
  • What’s prompted the survey
  • Anything about access we should know
  • The kind of building and roof involved

Booking is simple: just phone 07833 053749 or send us an email and give us some details about the property and we will point you to the right survey. The price is agreed up front.

Practical tips

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Record whether it leaks in every downpour or only some
  • Protect furniture and flooring under the leak
  • Move stored items away from the hatch
  • Mention earlier attempts to fix the leak

Any roofer you ask to quote can work from the report. They’ll see exactly where the problem is, rather than at the stain.

After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Take photos of anything that changes.
