New roof snagging in North Halling
Ideally, book snagging before you settle the final invoice, while the roofer is still on hand. If that’s passed, it is worth checking before a defects or warranty period ends. That leaves time to raise what we find. You get a written list of snags with photos, ready to pass on in good time. Common reasons to book are flashings not properly dressed or fixed and poorly finished verges, across loft conversions and dormers, flashings and valleys and new flat roofs.
For a small place like North Halling, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Tips that help
A survey works best with a little help from you, before and after. Some tips:
- Tell your roofer the work will be inspected
- Arrange the inspection before settling the final bill
- Walk round the house to look for knock-on damage
- Look for new stains after a downpour
If anything in the report isn’t clear, ask us. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person one.
Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and time is set aside for snags.
DIY checks: what’s safe
It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking, as it helps us focus the survey.
You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
North Halling questions
Will you come out to North Halling?
We do. Villages and rural addresses get the same survey as a town house.
Does a conservation area affect roof work in North Halling?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.
How much is new roof snagging?
Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. For a price for your roof, ring 07833 053749 or drop us an email.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.
Are you insured?
We are covered by professional indemnity and public liability insurance, for every survey we carry out.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Will you fly a drone over my roof?
Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Buying a home or a new roof in North Halling
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You’ll also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. About 0.6 miles east lies Starkey Castle, a reminder of how long the area around North Halling has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you own one of the older houses in the streets near Church of St Michael and All Angels, the roof’s history matters as much as its looks, and a survey brings the past repairs to light. If you own a rental within reach of Cuxton station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What we look for on each type of roof
Clay and concrete tiles
Tiled roofs often have snags at the verges and eaves. They get close attention.
Ridges, hips and verges
The top and edges of a roof are the most exposed. We check mortar, dry-fix systems and fixings where they can be seen.
What we cannot see
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Estimates of what fixes will cost
- Deciding who is at fault in a disagreement
- Parts of the roof we can’t see safely
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.
What this survey covers
- New flat roofs
- Loft conversions and dormers
- Ridges and verges
- New-build homes
- Replacement roofs
- Flashings and valleys
What we do, step by step
Once we have finished looking, we write up our findings as a report with photos. On timing, it typically takes an hour or two at a typical home, or half a day or so for a commercial building. In a hamlet or village like North Halling, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, we note any deadlines and concerns.
- We inspect as far as safe access allows.
- Each detail at ridges, verges, valleys and flashings is looked at.
- Debris and damage to other parts are recorded.
- We send a written report you can pass on.
How to prepare
- Have any paperwork from past roof work to hand
- If you are buying, let the agent know when we’re coming
- For a flat or shared roof, check access with the building owner or managing agent
