How a gutter survey works in High Halstow

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we cannot see inside underground pipes. Where water seems to be backing up from below ground, we will say so in the report, so you can get the drains checked separately. Problems above ground, from split hoppers to leaking downpipes, are photographed and noted. Typical surveys look at water spilling over the gutter edge and leaking or loose downpipes, on outlets and hoppers, downpipes and valley gutters.

In a village or hamlet like High Halstow, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Questions from High Halstow

How do I find out if my home in High Halstow is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do roofs near the sea, like those around High Halstow, take more of a battering?

It can do. Within about 3 miles of the sea, as High Halstow is, metal fixings wear faster and gales find any loose ridge or slate.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Does the report include photographs?

Yes, plenty. Each finding is shown in a picture where possible.

What do I do with the report?

We email you the written report with photographs and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

What’s the best way to book?

It’s easiest to ring 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we’ll point you to the right survey. We survey seven days a week.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.

Why get it checked now?

It is easy to put damp down to the wrong cause. When rainwater goods are the source, treating the wall alone won’t solve it. Checking the gutters first helps you spend in the right place. In a place like High Halstow, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

To find out what your survey will cost, ring 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

Surveys for landlords and agents in High Halstow

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and crack. We check joints, brackets and the line of each run.

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Tips that help

Here are a few things we’d tell any owner:

  • Note any damp stains below the gutters
  • Do not climb a ladder to look in the gutters
  • Look out for overflows when it pours
  • Have overhanging branches cut back

For let and shared buildings, the report can go on file and use it to plan upkeep. The photographs help when you explain the work to others.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but they’re much harder to spot, so check they’re included in any clearing work.

What a gutter survey looks like in High Halstow

High Halstow is within about 3 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building like High Halstow Primary Academy, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Gillingham (Kent) station, a dated record of the roof is useful when planning maintenance across a let. If you live in an older home near Church of St Margaret, its chimney, valleys and lead work are likely to be the parts that need attention first.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Asbestos testing of old gutters, downpipes or soffits
  • Damage hidden inside walls or behind boards
  • Blockages deep inside downpipes

Not sure which survey suits your roof? You can call 07833 053749 or use the contact form and we’ll tell you. What our survey covers.

What we check

  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Outlets and hoppers
  • Downpipes
  • Parapet and box gutters

What happens on the day

After the inspection, everything we found is written up as a written report with photos. As for time on site, most surveys take about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around High Halstow can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey
