Cooling questions
Does a conservation area affect roof work in Cooling?
We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.
Does being near the coast affect roofs in Cooling?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
How soon will I get the report?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. Each one is emailed, ready to forward.
Will you go up on the roof?
Not unless it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and anything out of sight is recorded in the report.
What’s the best way to book?
To arrange a survey, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
Can a gutter survey explain damp on my walls?
The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside the wall itself, so the report covers what can be seen.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Gutter survey in Cooling
We survey gutters and rainwater systems in Cooling and right across London and the South East. On the day, we inspect what can be seen safely from ground level, windows, the loft space and the roof where it’s safe. A visit normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. If you’re worried about joints that drip after rain and downpipes that are split or coming away, we can find out what’s behind it, whatever the roof.
Some older homes in villages like Cooling are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What else we do in Cooling
Do you need a gutter survey in Cooling?
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before more damage is done.
People typically book a survey when they’ve noticed one of these:
- Blocked outlets and hoppers
- Overflowing eaves gutters
- Brackets that have dropped or snapped
- Gutters packed with leaves or moss
If you own a rental within reach of Higham station, the gap between tenancies is a good time to have the roof looked at.
Before you book anyone
- Whether any drone flown is registered with the CAA
- Whether VAT is in the quoted price
- Will they check the loft as well as the outside?
- Whether they hold professional indemnity and public liability insurance
How we price gutter surveys
We confirm the exact price before you book. These are the things that affect it:
- Extensions, dormers and garages with roofs of their own
- The package you choose: Basic, Standard or Premium
- Building height and the viewpoints available
- House, block, shop or office
Gutter survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and which survey you book.

- Any photos you have, taken from the ground or a window
- Anything about access we should know
- Any deadline, such as an exchange date
When you are ready to go ahead, call 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
What happens on the day
The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. It typically takes about one to two hours at a typical home, and more on a big or complicated roof. Older rural homes like those around Cooling can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.
- You tell us where you’ve seen overflows, drips or damp.
- We walk round the building and check the gutters, downpipes and fascias from the ground.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it is safe, we check the loft for signs of water.
- A written report with photos and recommendations follows.
Before we arrive
- For a flat or shared roof, check access with the building owner or managing agent
- Check the loft hatch can be reached
- Tell us about any leaks, stains or damp patches you know of

Related advice
Should I look at the roof myself first?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
How the survey changes by roof type
Aluminium and other metal gutters
On big buildings, one blocked outlet can affect a long run, so we check the outlets carefully.
Lead-lined valley and parapet gutters
Some older roofs have a central valley running to the back and if it blocks, water can come indoors. We check it where it’s safe to see.
Gutter surveys in Cooling: local notes
Cooling lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. The wider area around Cooling has a long history of building, with Restoration House about 4.9 miles south. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
The streets around a church such as St James' Church are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.
