FAQs for Cooling

Do you cover Cooling?

Yes, Cooling is one of the places we work. The survey and report are the same in Cooling as anywhere else.

Does a conservation area affect roof work in Cooling?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

How quickly is the report sent?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

How do I book a survey in Cooling?

It’s easiest to call 07833 053749 or email us. Give us the address and a few details about the roof, and we will take it from there. We survey on weekdays and at weekends.

What does the report include?

Written findings with photographs, covering the condition of the roof, the defects we found and what we recommend. The Standard Survey adds moisture detection and a structural check, and the Premium Survey adds thermal imaging, drone inspection where it applies and structural analysis.

How long does the survey take?

It usually takes roughly 1–2 hours for most homes, plus time to check any thermal findings with moisture readings. You’ll then get the report by email, on the timescale of your package.

About our thermal roof survey in Cooling

A thermal survey isn’t a quick fix for every roof problem. Sun, shade, reflective surfaces and wind can all change what the camera shows. That is why we check findings with moisture readings and a close visual inspection. Our report says plainly what the camera picked up and how sure we can be. Where something can’t be confirmed, we say what would help next. If you’re worried about cold spots on ceilings under the roof and heat escaping through the roof, we can find out what’s behind it.

Older buildings in small places like Cooling may be listed or in a conservation area. Neither a drone survey nor a thermal survey involves any work on the roof, so it is a gentle way to see the condition of an old roof, before anyone decides what work it needs. Check with the council before planning any work on a listed building or one in a conservation area.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which helps when tenants work during the week.

What we do, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a house, including the thermal images, and around 3–4 hours for a commercial roof. You’re welcome to ask questions while we are there. Rural addresses near Cooling can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the roof and any damp, leaks or cold rooms.
  2. We check the conditions and note how they may affect the images.
  3. A full inspection and thermal imaging are carried out together.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Getting ready for the survey

  • Point out any leaks or damp patches
  • If you are buying, let the agent know when we are coming
  • If the roof is shared, arrange access with whoever manages the building

What you can safely check yourself

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Airspace, weather and Cooling roofs

Cooling lies within about 3 miles of the sea, and wind off the sea can be strong. Clear thermal results need a dry roof and little wind after a sunny day, so the date depends on the forecast. About 4.9 miles south lies Restoration House, a reminder of how long the area around Cooling has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

When to book a survey in Cooling

Unexplained damp is one of the main reasons people ask for thermal imaging. Water can travel under a roof covering or along timbers before it shows inside. The camera helps narrow the search.

It is worth booking a survey if you’ve seen:

  • Missing or slipped insulation
  • Water that travels before it shows
  • Wet areas near outlets and upstands
  • Possible trapped moisture under a flat roof covering

If you live in an older home near St James' Church, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

Before booking any roof surveyor

  • How long they’ve been surveying roofs
  • Their insurance cover
  • Whether the roof space is looked at, where there is one
  • Whether the price includes VAT

What’s in a roof survey

Roof by roof

Pitched slate and tile roofs

Slate and tile roofs are often harder to read with a thermal camera, because of the air space beneath. We back up what the camera shows with a look in the loft where we can.

Single-ply and EPDM roofs

Many single-ply and EPDM roofs sit on insulation boards. If water gets under them, thermal imaging can suggest which boards are wet.

What happens if roof problems are left?

Buyers get extra information from thermal images that the eye can miss. Finding hidden moisture before exchange gives you facts to raise with the seller. For older village homes like those around Cooling, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £400, including VAT.
