What happens if roof problems are left?

Trapped water can harm decks, timbers and ceilings the longer it stays. Looking now, while the damage may still be limited, keeps more options open. For older village homes like those around High Halstow, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

Thermal roof survey in High Halstow

Thermal imaging can also show where a roof is losing heat. Missing or slipped insulation and gaps at the eaves often show up as temperature differences. The difference shows most clearly when it is warm inside and cold outside. The report shows the images and explains what they may mean. We don’t give energy ratings or heat loss calculations. If you’ve noticed damp that repairs haven’t cured and missing or slipped insulation, we can find out what’s behind it.

In a small place like High Halstow, open ground can mean strong wind. A small drone cannot fly safely in strong wind or a downpour, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. If the day turns windy or wet, the visit can be moved.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Tips from our surveys

There’s plenty you can do without going near the roof. What helps most:

  • Clear a path to the loft hatch before we arrive
  • Photograph damp patches with the date
  • Heat the home normally on the days before
  • File the images with your roof records

You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. A follow-up 12 months later is included as well.

Clear outlets and gutters regularly, so water does not sit on the roof. Less standing water means less chance of it getting under the covering.

Rented homes, blocks and businesses

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.

What we look for on each type of roof

Parapets, valleys and junctions

When valley or parapet gutters overflow, water can get into walls and ceilings. Thermal images, checked with moisture readings, can help trace it.

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We check cracks by eye and use the images to see whether there’s a pattern around them.

FAQs for High Halstow

Does a conservation area affect roof work in High Halstow?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is High Halstow in the area you cover?

Yes. Our area covers London and the South East, and High Halstow is part of that. You can call 07833 053749 or use the contact form with the address and some details.

Which days do you carry out surveys?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

What’s the best way to book?

Simply phone 07833 053749 or drop us an email. We’ll ask a few questions, confirm the price and agree a date.

Can thermal imaging show missing insulation?

Thermal images can suggest where heat is escaping and where insulation may be missing. The survey is not an energy rating or a heat loss calculation, but the report shows where to look more closely.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

What does the report include?

A report with photographs, explaining the condition of the roof, any defects and our recommendations. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

How it works

Once we have finished looking, we write up our findings as a written report with photos, sent to you by email. On timing, most surveys take roughly 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Rural addresses near High Halstow can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. The roof is inspected visually from safe positions.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. Patterns that stand out are checked with moisture readings.
  5. The report pairs each thermal image with a photo and explains what it suggests.

How to prepare

  • Jot down any questions you want answered
  • Dig out any old roof reports or invoices
  • If the roof is shared, arrange access with whoever manages the building

Advice

DIY checks: what’s safe

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

Airspace, weather and High Halstow roofs

The coast is about 3 miles or less from High Halstow, and wind off the sea can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

Anyone responsible for a site like High Halstow Primary Academy will know that thermal images can show where wet insulation sits under a big flat roof. The streets around a church such as Church of St Margaret are often among the oldest in a place, and if yours is one of the older homes nearby, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
