Roof leak investigation in High Halstow

Older homes have more places for water to get in. Worn lead, tired valley linings and blocked parapet outlets are frequent causes. A central valley gutter on a butterfly roof often turns out to be the source in heavy rain. Parapet walls and their gutters are checked from wherever it’s safe. Our report shows what we found, with photos. If you’ve noticed stains around a skylight and wet patches on loft insulation, we can find out what’s behind it.

Being in a small place like High Halstow makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What happens if roof problems are left?

A leak near lights or wiring needs attention quickly. Keep away from any fitting that water is reaching. Then the source needs tracing. For an older or listed building in a place like High Halstow, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You’ll know the figure before booking.

Why us?

FAQs for High Halstow

Is the coastal weather around High Halstow hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is High Halstow within the area you cover?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Do you look in the roof space?

If the survey needs it and the roof space can be reached safely, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

What do I do with the report?

You’ll get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning. Tell us about it as you book and we’ll explain what’s needed.

Will you fix the leak as part of this?

This service finds and reports the cause, not to carry out the repair. With the report, a roofer knows exactly where to look.

Will you walk on the roof?

Only when it is safe. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies, and the report records anything we couldn’t see.

What we look for on each type of roof

Flat roof upstands and outlets

Each flat roof relies on its outlets to drain. A blocked outlet leaves water standing, which tests every joint. We check outlets and the covering around them.

Lead flashings

Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, letting rain run behind the joint.

Common roof problems in High Halstow

Flashings are one of the commonest sources of roof leaks. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. Once that seal cracks or lifts, water gets behind it.

Most people get in touch when they’ve noticed one of these:

  • Condensation that looks like a leak
  • Ceiling stains that grow after rain
  • Damp walls below an overflowing gutter
  • Leaks at a dormer or roof window

If you let a flat or house near Gillingham (Kent) station, tracing a leak quickly matters when a tenant is living with it.

Before you book anyone

  • Are they insured for the work?
  • What’s outside the scope of the survey
  • Is VAT included in the price?
  • Whether the loft is part of the inspection

What’s in a roof survey

High Halstow roofs and the weather

High Halstow is within about 3 miles of the coast, so there is more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

If yours is one of the older homes in the streets near Church of St Margaret, the leak may come from a chimney, a valley or tired lead rather than the covering itself. Take a building like High Halstow Primary Academy: tracing a leak on a big roof starts with where the water appears and works back.

High Halstow is about 5 miles south of Canvey Island, in Medway. Houses, flats, blocks and commercial buildings in High Halstow can all book roof leak investigations. High Halstow is one of the places in Medway where we work for roof leak investigations. You can also see our page for Maidstone.

How it works

You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. For a village or hamlet like High Halstow, the journey is planned beforehand: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. Outside, we look at every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • If it isn’t your property yet, arrange access through the agent
  • Make sure we can get to the back of the property

Advice

What you can safely check yourself

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Tips from our surveys

Most of what helps is simple and safe from the ground. Our suggestions:

  • Write down the wind direction and rain when it leaks
  • Do not touch fittings that water is reaching
  • Take dated photos of the leak
  • Don’t climb onto the roof to look

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention, so you know what to deal with first.

Keep the loft space ventilated. Air movement keeps condensation down, which is often mistaken for a leak. Keep insulation clear of the eaves.
