Why act early in Cooling

Chasing a leak again and again is frustrating. A report showing the breach points gives your roofer a clear target. In a small place like Cooling, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

How electronic leak detection works in Cooling

We carry out electronic leak detection on flat roofs in Cooling and across London and the South East. A visit typically takes more time on a big roof than a small one, with the construction of the roof playing a part too. Every roof is quoted on its size and build-up. The results come in a written report with photos. Typical surveys look at leaks at pipes, outlets or fixings and gaps at membrane joints, on roof terraces and balconies, commercial flat roofs and single-ply roofs.

Flat roofs on exposed homes in small places like Cooling take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, frequently around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are usually the first part of a flat roof to go.

The report records the flat roof membrane as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

What happens on the day

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Around Cooling, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start by finding out what the roof is made of and where it leaks.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. We test the membrane and find where current is passing through it.
  5. The breaches are recorded with photographs in a report for your roofer.

Advice

Tips from our surveys

Small things make a difference. Some pointers:

  • Let us know about the membrane and build-up if you know it
  • Keep foot traffic on flat roofs to a minimum
  • Keep a note of leaks after rain
  • Get leaks traced quickly

After your roofer repairs the breaches, a retest can confirm them, where the roof still suits the method.

Keep outlets and gutters on flat roofs clear. Water that sits on the roof finds breaches faster.

Flat and commercial roofs around Cooling

Cooling is within about 3 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you live in an older home near St James' Church, flat-roofed rear additions and dormers added over the years are worth checking. Restoration House, about 4.9 miles south, is one of the historic houses in the wider area around Cooling. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. Landlords with a home close to Higham station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Cooling is about 5 miles north of Rochester, in Medway. In Cooling, as across Medway, every roof gets the same careful survey. Cooling is one of the towns and villages in Medway we cover for electronic leak detection. Maidstone is in our area too.

All of ME3 is covered for electronic leak detection, from the main roads to the quietest streets. Local streets include Main Road and Cooling Road, all of which we cover. Neighbouring places we cover for electronic leak detection include Cooling Street (1 mile south-west), High Halstow (2 miles east), Sharnal Street (2 miles south-east), Fenn Street (2 miles east) and Chattenden (2 miles south). Larger places within reach include Gillingham (6 miles south), Chatham (7 miles south), Rochester (5 miles south), Rainham (7 miles south-east), Strood (5 miles south-west) and Luton (6 miles south).

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Roofs whose membrane or build-up isn’t suitable
  • Water entering through details rather than the membrane
  • Areas we can’t reach or that cannot be tested

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What our survey covers.

What this survey covers

  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs
  • Flat roof membranes
  • Commercial flat roofs

Checking the roof from ground level

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking.

Common questions in Cooling

Do you cover smaller places like Cooling?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Cooling?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Will I get photos?

Yes. Photographs are part of every report, so you can see each point for yourself.

How long will testing take?

The roof’s size and build-up decide how long it takes. We will give you an idea when we quote.

How long have you been surveying roofs?

Over 5,000 surveys so far, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Is the repair part of the test?

No. We test the membrane and report. You get the breach locations with photos for your roofer to repair.

Different roofs, different checks

Bituminous membranes

ELD is frequently possible on bituminous membranes, depending on what’s below.

Liquid-applied waterproofing

Liquid waterproofing has no laps but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.
