About our roof survey in Cooling
There’s no single reason to have a roof surveyed. Some have seen a mark on a ceiling or bits of tile in the garden, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: we inspect carefully and explain what we see in writing. Visits run seven days a week, so it is easy to find a day that suits. If you’ve noticed loose chimney pots and slates or tiles that have slipped or broken, a survey will tell you what’s going on, on the roof space, ridges, hips and valleys and lead flashings alike.
Some older homes in villages like Cooling are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the roof, any defects and our written recommendations.

The survey, step by step
We work from the outside in: outside views come first, then the roof space if there is safe access. All told, expect an hour or two at most homes, with bigger or more complicated roofs taking longer. Somewhere as small as Cooling, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You get in touch with the address and anything you’ve noticed.
- A visit is booked for a weekday or a weekend.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Before we arrive
- Have any questions written down, so nothing gets missed
- Let us know about any leaks, stains or damp patches you know of
- Move anything stored under the loft hatch
Booking a survey
Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or use the contact form.

Prices for roof surveys in Cooling
To price your survey, we look at:
- Whether it is a home or a commercial building
- The size of the roof
- Building height and the viewpoints available
- The use of thermal imaging or a drone
Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.
Getting in touch
We’ll normally ask about:
- Where water is showing inside, if it is
- What’s prompted the survey
- Whether there’s a loft hatch, a shared roof or tricky access
- Your timetable, such as an exchange date
A quick phone call is normally the easiest start: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
Different roofs, different checks
Clay plain and peg tiles
Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years.
Cooling homes and their roofs
Cooling is within about 3 miles of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or heavy rain. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Restoration House lies about 4.9 miles south, so building around Cooling goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. If you live in an older home near St James' Church, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Cooling is about 5 miles north of Rochester, in Medway. Roofs in Cooling get the same thorough look as anywhere else in Medway. Cooling is one of the places in Medway we cover for roof surveys. There is also a page for Maidstone.

Common roof problems in Cooling
What’s under the slates or tiles is as important as the coverings themselves. Breathable membranes only appeared in the UK in the late 1990s, so many older roofs have bitumen felt underlay, and some very old roofs have no underlay at all. Torn or sagging felt lets water through.
People typically book a survey when they’ve noticed something like this:
- Leaking gutter joints and downpipes
- Cracked mortar along the ridge
- Slipped, cracked or missing slates and tiles
- Crumbling chimney pointing or cracked flaunching
If you let a flat or house near Higham station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
Choosing a roof surveyor
- Whether they hold professional indemnity and public liability insurance
- What happens after the report arrives
- What experience they bring
- Do they have a CAA Flyer ID and Operator ID for drone work?
Common questions in Cooling
Is Cooling within the area you cover?
Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can a landlord with a rental near Higham station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or email us with the address and what you need, and we will talk through which survey suits.
How do I arrange a roof survey in Cooling?
Just ring 07833 053749 or use the contact form. After a few questions, we confirm the price and fix a day, weekday or weekend.
How much is a survey?
Prices start from £150, including VAT. We confirm the price for your survey before booking. To get a price, phone 07833 053749 or drop us an email.
How many surveys have you done?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
How long does a roof survey take?
On site, it usually takes an hour or two for most homes, depending on how many separate roofs there are. Report times depend on the package.
Can you look at a roof that’s joined to next door?
Yes. We inspect what the owner gives us access to. Where a defect looks to be on the neighbour’s side, the report says so.
Leave it or get it looked at?
Before you put a home on the market, it is useful to know the roof’s condition. You’ll know what a buyer’s survey might pick up, or at least know what to expect. For older village homes like those around Cooling, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.
Every price we give includes VAT, and the report is not charged as an extra. Prices start from £150, including VAT. Size, height and access decide where your roof falls.
