About our drone roof survey in Cooling
Drone surveys suit tall houses, blocks of flats, steep roofs and large commercial roofs. They also suit fragile roofs that nobody should walk on, such as old slate, clay tiles or cement sheets. You get close-up views without anyone setting foot on the roof. We check the airspace for your address ahead of the visit. We will tell you if another approach would work better. If you’ve noticed vegetation in valleys and gutters and ridge pieces that have lifted, a survey will tell you what’s going on, on flat roofs on upper floors, chimney stacks and valleys and parapet gutters alike.
In a small place like Cooling, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.
Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What to let us know when you contact us
Before you get in touch, it helps to have:
- Any photos you have, taken from ground level or a window
- When you need the report by
- Your postcode, so we can check access and travel
- Why you want a survey: buying, a leak, a storm or new work
Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.
How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. Around Cooling, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.
- First, we check the address for flight restrictions.
- If permission is needed, we ask for it ahead of the visit.
- On the day, we check the weather and the site before flying.
- We fly the drone close to the roof to photograph it in detail, always in sight.
- We email a written report with the photographs and our recommendations.
How to prepare
- Dig out any old roof reports or invoices
- Keep pets out of the way during the survey
- Note where any stains or damp appear

Can I check my roof myself?
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
What we look for on each type of roof
Chimney stacks
Leaning stacks and loose pots are easier to judge from above. Each defect is photographed for the report.
Steep slate and tile slopes
Steep slopes are hard to inspect safely on foot. A drone photographs them closely from a safe position.
What a drone roof survey looks like in Cooling
Cooling is within about 3 miles of the coast, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. About 4.9 miles south lies Restoration House, a reminder of how long the area around Cooling has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near St James' Church, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

FAQs for Cooling
Is drone flying allowed in Cooling?
Usually it comes down to two things: the airspace at the address and the weather. Every flight is checked against the Drone Safety Map first, including zones around airports and prisons. The flight also waits for calm, dry weather.
Will you come out to Cooling?
Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned in advance.
Do you test for asbestos?
No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.
Do you carry out surveys on Saturdays and Sundays?
We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or email us.
How experienced are you?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.
How long does the survey take?
It normally takes roughly 1–2 hours for a house, with bigger or more complicated roofs taking longer. You will then get the report by email, on the timescale of your package.
Do you look in the roof space?
Typically, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Landlords, agents and block managers in Cooling
We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the survey around it.

What else we do in Cooling
Before and after the survey
Over many surveys, some simple habits stand out as worth the effort:
- Keep dogs indoors during the visit
- Allow time for permission if you’re in a flight restriction zone
- Check there is room outside for the drone to take off
- Let us know about any leaks or concerns
You get an in-person consultation with the Premium Survey to go through what the drone showed. You can ask about anything that is not clear.
Keep the roof space ventilated. Condensation in the loft can damage timbers and insulation, and it is something only an inside check will show. Check insulation doesn’t block the airflow.
