How a roof survey works in Shorne
A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the roof space where there is safe access. You get a photo-illustrated written report and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. Typical surveys look at lifted, split or missing lead flashings and blocked, sagging or leaking gutters, on the roof space, flat roofs and lead flashings.
Older buildings in small places like Shorne may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is often expected.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

What happens on the day
We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we cannot see is noted in the report. Most visits take between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Older rural homes like those around Shorne can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the roof space where there is safe access.
- We email a photo-illustrated written report and recommendations.
Before the survey
- Gather any invoices or paperwork from past roof work
- Buyers: confirm access with the estate agent or seller

Questions from Shorne
Does being near the coast affect roofs in Shorne?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Does a conservation area affect roof work in Shorne?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
Do you use drones?
Yes, where applicable and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
Does this replace a RICS home survey?
No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.
Do you work in Shorne?
Yes. We cover Shorne and the rest of Kent. For a price, call 07833 053749 or send us an email.
Do you go up on the roof?
Only where it is safe to do so. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where it applies.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. We’ll talk about access when you book.
What this survey can’t tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Walls, floors and services below the roof
- A structural engineer’s report
- Defects hidden under coverings or inside walls without opening up
Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before booking. What a survey covers and does not.

Useful tips for Shorne property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Stay off ladders and the roof
- Watch for slipped slates after bad weather
- Keep a record of damp patches and dates
- Mention any damp patches when you book
Premium comes with a follow-up after 12 months. It helps you see whether anything has changed, and whether work has done its job.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Each report gives a record to compare against.

What affects the price in Shorne
A few things affect what a survey costs:
- Any need for thermal images or a drone flight
- How complicated the roof is, with its valleys, chimneys and parapets
- Whether it’s a home or a commercial building
- How big the roof is
Every price we give includes VAT, and the written report is part of the package. Roof survey starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.
What we need to know
There is no need for technical words. It’s enough to let us know:
- Any deadline, like an exchange date
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
Most bookings start with a short call: ring 07833 053749 or email us, and we will ask about the building and what you need. The price is agreed before a date is set.
Checking the roof from the ground
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.
What a roof survey looks like in Shorne
The coast is about 3 miles or less from Shorne, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. Older houses across Kent often have handmade clay or peg tiles, and many have tile-hung walls. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Take a building like Shorne Church of England Primary School: large buildings have long gutter runs and big roofs that need checking like any other. The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if yours is one of the older homes nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. With Cobham College about 2.3 miles south-west, the area around Shorne has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is.
Shorne is about 2 miles south-east of Gravesend, in Kent. Shorne is part of the area we cover and the surrounding area across London and South East England. We cover towns and villages across Kent. We also survey roofs in Maidstone.
