Flat roof surveys for homes and businesses in Cliffe

Every flat roof covering tends to fail in its own way. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. Common reasons to book are dips that suggest the deck is deflecting and loose or cracked edge trims, on mastic asphalt, GRP fibreglass and EPDM rubber.

Older buildings in small places like Cliffe may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photos show what each point refers to, with the urgent items made clear.

How the survey works

We don’t take risks to get a closer look. We inspect everything that’s safely in view, and anything we can’t see is noted in the report. The survey normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Cliffe needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. You tell us about the roof, its covering if you know it, and any leaks.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. Where there is safe access, we look at the ceilings and spaces below for signs of water.
  5. The findings are written up with photos and recommendations and emailed to you.

What a survey costs

Several things affect the price of a survey:

  • Building height and the viewpoints available
  • Whether thermal imaging or a drone is needed
  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

What we need to know

There is no need for technical words. It’s enough to let us know:

  • Your postcode, so we can check access and travel
  • Any stains, drips or damp patches you’ve seen indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The type of building and roof, like pitched or flat

You can call us seven days a week. For a price or to book, ring 07833 053749 or email us.

Common questions in Cliffe

Is my home in Cliffe listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Do you cover smaller places like Cliffe?

Yes, Cliffe is on our map. A small place gets exactly the same survey as a big one.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What happens after the survey?

You will receive the report by email, and you decide the next step: use it with a seller, an insurer, a roofer or a managing agent.

How long does the survey take?

That depends on the size and shape of the roof, but most surveys take an hour or two at most homes, though large, tall or awkward roofs take more time. The written report follows by email.

Do you give a life expectancy for the roof?

A precise figure isn’t something we give, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Do you go up onto the roof?

We inspect from wherever is safe: on the roof where it is safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

What this survey cannot tell you

Every survey has limits, and it is better to know them up front. Keep these in mind:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • An exact number of years the roof has left
  • Parts of the roof that aren’t safe to walk on or view

If in doubt, phone 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.

Local flat roofs in Cliffe

The coast is about 2 miles or less from Cliffe, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you let a flat or house near Higham station, the flat roof over a let home is worth a look before it becomes a tenant complaint. With Temple Manor about 4.9 miles south, the area around Cliffe has a long history. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

When to book a survey in Cliffe

Buyers often book after their home survey suggests a closer look at a flat roof. Owners and managing agents use a survey to plan upkeep, or ahead of a sale or a new lease. In each case, the report gives a written, photographed record of the roof’s condition.

We’re often asked to look at:

  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt
  • Failed seals around rooflight kerbs
  • Ponding water that does not drain away

If you own one of the older houses in the streets near Church of St Helen, the flat roofs on later extensions tend to wear out long before the main roof.

What to check before booking

  • Their insurance cover
  • Whether VAT is added on top
  • When you will get the report
  • Whether you can ask questions once you have the report

What a roof survey includes

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Clear roof outlets and gutters each autumn
  • Have the roof looked at again after a severe storm
  • Never stand on rooflights or fragile sheeting
  • Check ceilings under the roof for damp patches

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. You stay in control of who does the work and when.

Book a survey every few years, and again after new fixings, units or rooflights go in. You’ll spot changes early and have a record to look back on.
