How a roof survey works in Allhallows

There is no single reason to have a roof surveyed. Some have spotted a stain or a slipped slate, others want a check before selling or after years without one. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. If you’re worried about water stains on rafters and ceiling joists and leaking gutter joints and downpipes, a survey will tell you what’s going on.

In a small place like Allhallows, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Surveys for landlords and agents in Allhallows

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the survey around it.

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.

Leave it or get it looked at?

If you are planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. Around Allhallows, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

For a price for your roof in Allhallows, phone 07833 053749 or send us an email with the address and a few details. The price is agreed before a date is set.

  • Visits on any day of the week

Take a look at what a roof survey costs and two real surveys.

What affects the price in Allhallows

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own
  • Height and safe access
  • The size of the roof

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You will know the price for your survey before booking.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you contact us, tell us:

  • Where the property is, with the postcode
  • Any marks or damp showing indoors
  • How the loft is reached, if there is one
  • What made you get in touch

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, call 07833 053749 or send us an email.

What a roof survey doesn’t cover

It’s a careful look at the roof, not the whole story. The main limits are:

  • Asbestos testing of any kind
  • How the roof will behave in every kind of weather
  • Structural calculations (that’s a structural engineer’s job)

If in doubt, ring 07833 053749 or send us an email and we’ll recommend the right survey before you book. What our survey covers.

What we look at

  • Lead flashings
  • Flat roofs
  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Ask about a flat roof on an extension or garage too
  • Take photos of any leaks as they happen
  • Look for debris in the garden after high winds
  • File the report with your home documents

Standard includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. You can ask us about anything that is not clear.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Clear gutters prevent a lot of damp.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. Older roofs in small places like Allhallows can have low, tight loft spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the property details and any concerns.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We check the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a written report with photos and recommendations.

How to prepare

  • Tell us about any leaks, stains or damp patches you know of
  • Check the loft hatch can be reached
  • Leave side gates unlocked

FAQs for Allhallows

I let a flat near Chalkwell station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Do you cover smaller places like Allhallows?

Yes, Allhallows is covered. We work right across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

How soon is the report ready?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we’ll explain what’s needed.

Is your survey a structural engineer’s report?

No. If we see signs that need an engineer, like serious sagging, we will say so. We do not provide structural calculations.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Roof surveys around Allhallows

Allhallows lies within about 1 mile of the sea, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or heavy rain. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

For site and facilities teams at buildings such as Allhallows Primary Academy, a written record of a large roof helps plan work for the holidays rather than in term time. If you let a flat or house near Chalkwell station, a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Church of All Saints are often among the oldest in a place, and if yours is one of the older homes nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
