Roof survey in Biggin: what you get

Our roof surveys cover Biggin and the wider South East. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. To arrange a survey, phone 07833 053749 or email us. If you are worried about ponding, splits or blisters on flat roofs and slipped, cracked or missing slates and tiles, a survey will tell you what’s going on, whatever the roof.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You will see the good as well as the bad.

Useful tips for Biggin property owners

From years of surveys, a few habits stand out as worth the effort:

  • Watch for slipped slates after bad weather
  • Ask about a flat roof on an extension or garage too
  • Leave roof access to professionals
  • Gather any paperwork for past roof work

Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.

Check the loft now and then, with care and a good torch. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

When you need someone else

It is a careful look at the roof, not the whole story. Its limits include:

  • An exact number of years the roof has left
  • What’s under the slates, tiles or felt
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Roof types and parts we check

  • Lead flashings
  • Flat roofs
  • Ridges, hips and valleys
  • Natural slate
  • Chimney stacks
  • Clay and concrete tiles
  • The roof space

What we look for on each type of roof

Lead flashings and valleys

Most leaks begin at a joint rather than the middle of a slope. They get particular attention in every survey.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Gaps in tile-hanging let water reach the wall behind.

What affects the cost of roof surveys

Prices always include VAT. What changes the price is:

  • How big the roof is
  • How many separate roofs there are, such as extensions, dormers and garages
  • The use of thermal imaging or a drone
  • Whether you choose the Basic, Standard or Premium Survey

To find out what your survey will cost, phone 07833 053749 or drop us an email and tell us about the roof. The price is agreed before a date is set.

Getting in touch

To price your survey accurately, we will ask about:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • Your timetable, such as an exchange date
  • The address and postcode of the property

For a price for roof surveys in Biggin, phone 07833 053749 or use the contact form. The address, the type of property and what you want to find out help us price the survey accurately.

Why get it checked now?

Many roofs go years without anyone looking at them closely. A survey sets a baseline, which makes later changes easy to spot. Where a roof is exposed, as many are in small places like Biggin, driving rain gets into any weakness, and damp in older walls is slow to dry out.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Our price is from £150, including VAT.

Biggin: your questions answered

Can a landlord with a rental near Tilbury Town station book a roof survey?

Yes, letting agents and landlords book with us as well as owners. Just call 07833 053749 or send us an email and let us know about the building, including who will give access on the day.

Is Biggin within the area you cover?

Yes. Biggin is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before you book, based on the roof’s size, access and package. For a price, ring 07833 053749 or drop us an email.

Is this a RICS survey?

No. This is a survey of the roof only, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Do you survey on Saturdays and Sundays?

Visits run seven days a week in the daytime. Just say which days work for you.

What we do, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes an hour or two for a house, or half a day or so for a commercial building. In a hamlet or village like Biggin, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • If you’re buying, check with the agent that we can get in
  • Keep pets in another room

Arrange a survey

We survey roofs on any day of the week. To find a date that works for you, phone 07833 053749 or drop us an email with the address and the days you’d prefer.

Advice

Roofs, chimneys and gutters in Biggin

Biggin lies within about 2 miles of the sea, where sea air brings more salt and stronger wind than inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Older buildings in Essex often have clay tiles and weatherboarding, and plenty of post-war and modern estates besides. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you live in an older home near Church of St Mary, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Tilbury Pioneer Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you own a rental within reach of Tilbury Town station, a roof report helps you deal with small faults before they turn into a call from a tenant.
