Roof survey in RM15: how it works
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We survey lead flashings, ridges, hips and valleys and clay and concrete tiles, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and leaking gutter joints and downpipes.
We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.
- You get in touch with the address and anything you’ve noticed.
- We arrange a day that suits you, including weekends.
- The roof is inspected from the ground, windows, the loft and the roof itself where it’s safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- We email a written report with photos and recommendations.
What you will pay
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

What’s near South Ockendon
Locally, jobs take us to homes and businesses close to Belhus, Bonnygate Primary School and Royal Oak Inn. You will also find Church of St Nicholas (0.6 miles north-east) and Beacon Hill Academy (0.5 miles west). There is a railway station in South Ockendon itself: Ockendon station. Nearby you will also find Thameside Centre (2.9 miles south-east) and Thurrock Community Hospital (2.4 miles south-east). Green spaces nearby include Chafford Gorges Nature Park.
Roofs, chimneys and gutters across RM15
Older homes across RM15 frequently keep chimney stacks long after the fires went out, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in RM15. Where permission is needed, the flight waits for it.
South Ockendon: Rainham Hall, about 4.3 miles west, is one of the historic houses in the wider area around South Ockendon. On a period home nearby, the survey separates sound original work from tired later repairs. For landlords with property near Ockendon station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Why get it checked now?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. A survey checks them while they’re still dry.
Before you book any surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What insurance they carry
- What exactly goes into their report
What affects the cost of roof surveys
Not every roof costs the same to survey, and it comes down to:
- House, block, shop or office
- Height and safe access
- Extensions, dormers and garages with roofs of their own
- Basic, Standard or Premium
Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the exact price before booking.
Helping us price your survey
There’s no need for technical words. It’s enough to let us know:
- Why you want a survey: buying, a leak, a storm or new work
- The type of building and roof, like pitched or flat
- Any marks or damp showing indoors
- The property’s address and postcode
To book a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.
Practical tips
You do not need to be a roofer to help. What helps most:
- Include dormers, porches and garages as you book
- Photograph stains when they appear
- Move stored items away from the loft hatch
- Don’t climb onto the roof yourself
We email the report to you. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are explained in plain words, with recommendations.
Keep the loft space ventilated. Condensation builds up when air can’t move, and it can wet timbers and insulation. Keep insulation clear of eaves vents.
Landlord and commercial surveys in RM15
Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
FAQs for RM15
What insurance do you have?
Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.
Is a roof survey the same as a structural survey?
No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.
Do you go up on the roof?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where applicable.
What’s covered in a roof inspection?
Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it’s safe. You get a written report with photos and recommendations.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Does the weather affect the survey?
Light rain does not normally stop a survey, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so if conditions are not right we will arrange another day with you.
Do I have to be there for the survey?
Not always. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.
