Common roof problems in South Ockendon

Steep and tall roofs are hard to inspect safely. Tall townhouses, blocks of flats and offices are typical. We fly from ground level and bring the camera close to the roof.

These are some of the problems a survey can pick up:

  • Cracked mortar along the ridge
  • Moss and weeds taking hold up top
  • Lifted or split lead flashings
  • Debris building up in hidden gutters

For site and facilities teams at buildings like Bonnygate Primary School, a drone or thermal camera can show a large roof in a single visit.

What to check before booking

  • Are they insured for the work?
  • What the survey will not cover
  • Will they check the loft as well as the outside?
  • How soon the report will arrive

What a roof survey includes

Drone roof survey in South Ockendon: what you get

Before any flight, we check the airspace. Near protected airports like Heathrow, Gatwick, Stansted and Luton, flight restriction zones mean permission is needed first. Parts of central London have restricted areas too, where NATS permission is needed. If we cannot fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. We survey flat roofs on upper floors, large and complex roofs and fragile roofs, and the problems we are asked to look at most are tired mortar and pots at the top of a stack and ridge pieces that have lifted.

Around South Ockendon, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. The forecast decides the day. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from the ground.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later.

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

How we price drone roof surveys

A few things affect what a survey costs:

  • Features like valleys, chimneys, dormers and parapets
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • How tall the building is and how easy the roof is to see

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

To price your survey accurately, we will ask about:

  • Anything about access we should know
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • Any deadline, like an exchange date

Photos help, if you have them. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Questions from South Ockendon

Is South Ockendon within the area you cover?

Yes, South Ockendon is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Is my home in South Ockendon listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

What happens if the weather is bad?

Safety comes first, so the weather decides. We won’t fly in strong wind or a downpour. If the weather turns, we will discuss another date.

Does someone need to be in?

If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.

Are you registered with the CAA?

Yes. We are a CAA-registered drone operator, with a Flyer ID and an Operator ID. Our drone weighs under 250g and keep it in sight at all times.

How do I arrange a drone roof survey in South Ockendon?

What’s in the report?

It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put with the most urgent first where relevant.

How the survey works

Every roof is different; as a rough guide, the survey takes between one and two hours for a house, and more on a big or complicated roof. If you have questions on the day, just ask. A visit to a smaller place like South Ockendon is no different on the day: we look from ground level, from windows, from the loft and from the roof where it is safe. It is useful to show us anything you’ve already noticed.

  1. We confirm whether a drone suits your roof.
  2. A visit is booked for a weekday, Saturday or Sunday, weather permitting.
  3. The roof is photographed from the air, with the camera kept on your property.
  4. Where there is safe access, we check the loft as well.
  5. You get photos, findings and clear recommendations.

Advice

How the survey changes by roof type

Steep slate and tile slopes

Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.

Ridges and hips

Ridges and hips are the most exposed parts of a pitched roof. A drone shows cracked mortar and loose ridge tiles.

Drones, thermal imaging and South Ockendon roofs

Older buildings in Essex often have clay tiles and weatherboarding, with post-war and more recent estates making up much of the newer housing. Steep or complicated roofs are frequently hard to see from ground level, which is where close-up aerial shots and thermal images help. About 4.3 miles west lies Rainham Hall, a reminder of how long the area around South Ockendon has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

The streets around a church such as Church of St Nicholas are often among the oldest in a place, and if you own one of the older houses nearby, thin or patchy insulation under an old roof frequently shows up clearly on a thermal image. Shop and office owners around Ealing Broadway Centre may find that thermal images can show trapped moisture across a wide commercial roof.
