How the survey changes by roof type

Ridges and hips

Ridges may be bedded in mortar or mechanically fixed. Their condition is noted in the report.

Steep slate and tile slopes

Steep roofs are risky to walk on. From the air, every course of slates or tiles can be seen, showing slipped, cracked and missing pieces.

Drone roof surveys for homes and businesses in Aveley

We carry out drone roof surveys in Aveley and across London and South East England, where the airspace and the weather allow. Flights take place on weekdays and at weekends. Every address is checked for airspace restrictions first. You get a written report with close-up photos and recommendations. To check whether your roof suits a drone survey, ring 07833 053749 or use the contact form. If you’re worried about outlets choked with leaves and silt and tired mortar and pots at the top of a stack, we can find out what’s behind it, on large and complex roofs, fragile roofs and chimney stacks alike.

Around Aveley, a good many roofs are low enough to see partly from the garden or the street. The parts you cannot see, such as rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Even so, a close-up image frequently shows wear on ridges and flashings that a view from ground level misses.

We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Photos in conditions too poor to fly
  • A flight where airspace permission is refused
  • Neighbouring roofs the owner hasn’t asked us to survey

If you are not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Large and complex roofs
  • Fragile roofs
  • Flat roofs on upper floors
  • Valleys and parapet gutters
  • Chimney stacks
  • Tall and steep roofs

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

How we price drone roof surveys

The price reflects the time and kit the roof needs. The main factors are:

  • Whether you choose the Basic, Standard or Premium Survey
  • If the survey needs thermal imaging or a drone
  • Building height and the viewpoints available
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before you book.

What we need to know

To price your survey accurately, we’ll ask about:

  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • Any marks or damp showing indoors
  • Access details, like a loft hatch or a shared roof

Booking is simple: just ring 07833 053749 or send us an email and give us some details about the property and we’ll point you to the right survey. The price is agreed up front.

Airspace, weather and Aveley roofs

Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight. Weatherboarded walls and clay tile roofs are typical of older Essex buildings, and plenty of post-war and modern estates besides. Many roofs like these can’t be judged properly from the pavement, and that’s where a view from above or a thermal image earns its place.

For site and facilities teams at buildings such as Ormiston Park Academy, thermal images can show where wet insulation sits under a big flat roof. Rainham Hall lies about 2.9 miles north-west, so building around Aveley goes back a long way. A drone or thermal survey does not involve any work on the roof, which suits older buildings. If you own one of the older houses in the streets near Church of St Michael, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Your questions about drone roof surveys in Aveley

Are there drone restrictions around Aveley?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons. The flight also waits for calm, dry weather.

Is my home in Aveley listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does the weather affect the survey?

A survey can usually go ahead in light rain, and it can even help show where water is getting in. Strong wind or a downpour can stop drone flights and make roof access unsafe, so if conditions are not right we’ll arrange another day with you.

What does a roof survey cost?

Our price is from £400, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.

How long is the visit?

Time on site depends on the roof; most visits take between one and two hours at a house, including the airspace and weather checks before take-off. The report is sent afterwards by email.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

How fast do I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

How it works

The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at most homes, or half a day or so for a commercial building. A visit to Aveley is planned like any other: the time, the access and where to park are agreed in advance. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You give us the address and let us know about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. The drone photographs the roof closely, kept in sight throughout.
  5. The findings, photos and recommendations reach you by email.

How to prepare

  • If you are buying, check with the agent that we can get in
  • Make a note of anything you’d like us to look at
  • Find any records of previous roof work
